Memorial Day Salute
May 27, 2024 Dear TrailMark Residents, Many of our residents have either served or are currently serving our country in one of our branches of the military. Some of us also know of a veteran who personally sacrificed their life for our freedom. Today, we honor our fallen soldiers and thank each and every one of them for the freedoms each of us have as an American. As the son of a soldier, I know how much it means to our veterans that you honor them by flying the red, white, and blue on your house today. Before you enjoy your BBQ today, please take some time to thank a soldier for their honorable service. A special thanks to Sunny Puckett and Boy Scout Troop 685 for decorating our entrance on this day of remembrance. It is very rewarding to see that TrailMark pays the ultimate respect to our veterans by flying the American flag on Memorial Day. CAC Notes
LCS did a common area spring clean on Friday, May 17th. Our four big projects have not been assigned a timeline yet, but CAC (Common Area Committee) will let residents know as soon as we know! July HOA Meeting Location
May 15, 2024 Dear TrailMark Residents, The HOA Board announced at the HOA meeting last night that we will not be able to use Falcon Bluffs Middle School for our July HOA meeting. Jeffco Schools does not allow building use permits district-wide in July as custodians are deep-cleaning schools in preparation for schools to open in August. The HOA Board considered 5 optional locations for the July HOA meeting and unanimously selected to have our July HOA meeting at Crave Nutrition. Residents Craig and Coleen Thurber, owners of Crave Nutrition, have graciously offered their place of business FREE of charge for our July meeting location.   The Thurbers even offered to provide free samples that night as well – we’re very lucky! Questions about the TrailMark Park Improvement Project?
South Suburban has encountered a minor permitting issue that has delayed the contractor from beginning the demolition process. This delay has not changed the project schedule, and SSPR anticipates the issue to be resolved quickly. May 13, 2024 – Dear TrailMark Residents, The TrailMark HOA Board of Directors has a special guest attending tomorrow night’s HOA meeting to give us an update on the 35 new homes that are scheduled to be built in the vacant lot across from the fire station. It’s been about a year since our neighborhood has had an update, so our HOA Board invited The Pachner Company to come enlighten all of us with a current status of the new homes. The Pachner Company update will be the first item on the New Business section of the agenda at tomorrow night’s HOA meeting. The Xcel Power Outage: What have we learned, and how can we better prepare ourselves for “next time?” On April 6, 2024, some residents received a message from Xcel Energy warning of upcoming power outages—Outages that “may” include our area. Others were given no notice. Some received a later message saying that it “will” include our area. Soon after, all electric power was cut to TrailMark, as well as a few other chosen front range neighborhoods. The outage lasted a total of 30 hours. While some camped out in their living rooms, others left town only to come back to a refrigerator full of throw-aways. The following information is a compilation of what we’ve learned from Xcel and the news media to better prepare ourselves for “next time.” Xcel’s web page, https://co.my.xcelenergy.com/s/outage-safety, includes information with an outage map, status checker, outage check list, and how to report outages and receive alerts. During a power outage, you can check the status of your electric outage by texting STAT to 98936. You may also text OUT to 98936 to report an outage, or call 1-800-895-1999. Oxygen dependent people should be prepared with enough spare bottles to last a few days, or consider staying with family, friends or in a hotel outside of the planned outage area. South Metro Fire Rescue is only equipped to provide oxygen for medical emergencies and your regular provider should be contacted for non-emergent needs. Smoke alarms may start intermittently chirping because their back up batteries are low. If this happens, the batteries should be replaced. Please do not use a gas stove to heat your home and do not use outdoor stoves indoors for heating or cooking. If using a generator, keep it outside in a well ventilated area away from windows. Everyone should Sign Up to Receive Alerts. Please do not contact the HOA with questions about power outages. Xcel does not share any extra information with the HOA than is shared with the general public.

Maintenance is required on radon mitigation system parts
From the Design Review Committee (DRC) – Radon is a naturally occurring radioactive gas that comes from the breakdown of uranium in the soil, that moves up through the soil into the atmosphere. It can seep into our homes through cracks and openings in floors and crawlspaces. When this happens, radon becomes part of the air we breathe. The Colorado Department of Public Health and Environment tells us that TrailMark, in fact the entire state of Colorado, is rated as Zone 1 – High radon potential (probable indoor radon average >4pCi/L), and about half the homes have radon levels higher than the US Environmental Protection Agency recommended action level of 4 picocuries per liter. As a safety issue, homeowners are encouraged to test radon levels in your home. If you find that your radon levels require mitigation, a DRC request is required because radon mitigation systems vent radon outdoors through a pipe that ends above the edge of the roof. All DRC radon mitigation system requests require that all system parts external to the house (conduit, fan assembly, brackets, etc.) must be painted the color of the surface upon which they rest. After initial installation, upkeep of those system parts becomes a maintenance issue – painted the color of the surface upon which they rest, regardless of who installed the system or when it was installed. Updates from our HOA President
May 3, 2024 – Dear TrailMark Residents, Our HOA Board wanted to keep you all posted regarding some current news events in TrailMark. First, on Wednesday, May 8th, at 6:00 p.m., please attend our Meet and Greet with our City Councilwoman, Andrea Peters, at the Falcon Bluffs Middle School library located at 8449 S Garrison Street in Littleton. Light refreshments will be served. This is a great opportunity for you to ask questions to Councilwoman Peters. Second, on Tuesday, May 14th at 6:00 p.m., please consider attending our HOA meeting. A guest speaker from the Pachner Company will give us an update about the new Shea Homes set to be built across from the fire station. Our Board was able to get the Pachner Company to agree to a brief presentation and an update to the progress thus far. Our HOA meeting will also be held at the Falcon Bluffs Middle School library at 8449 S Garrison Street in Littleton. We look forward to seeing you at our HOA meeting. Third, about 20 residents took part today in the open house tour of the solar array being built at the Botanic Gardens Chatfield Farms. Residents learned all of the specifics as they met with John, the superintendent of the project, and Josie, the managing planner from the Botanic Gardens Chatfield Farms. The project is expected to be completed by the end of June, 2024. Drug Take-Back Day
CANCELED – Twice a year, the Jefferson County Sheriff’s Office joins law enforcement agencies nationwide to remove potentially dangerous controlled substances from our nation’s medicine cabinets. Drug Take-Back Day allows the public to surrender expired, unwanted, or unused pharmaceutical controlled substances and other medications for destruction. These drugs are a potential supply source for illegal use and unacceptable public health and safety risks. The DEA holds the National Drug Take-Back events in April and October each year. The next event is on Saturday, April 27th from 10 a.m. – 2 p.m. The Sheriff’s Office will accommodate collections at Dakota Ridge High School, West Parking Lot, 13399 West Coal Mine Avenue, Littleton. Can’t make it to the event? The Jefferson County Sheriff’s Office has installed a safe disposal site for residents to drop off unused or expired household medications. A secure medication drop box is now available at South Precinct, 11139 Bradford Road, Littleton. Use this interactive map to find other take back locations that participate in the state program. Drop boxes are the best option for families and individuals to dispose of potentially harmful medications safely. Prescription, over-the-counter, and vitamins can be disposed of in the drop box. However, Sharps items, chemotherapy medication, and marijuana products may not be disposed of in drop boxes. Healthcare facility waste is also not permitted. 5K event in TrailMark to benefit Shaffer Elementary’s sister school in Kenya
Ronesa Junior School, Shaffer Elementary’s sister school in Kenya, is facing a severe water crisis due to a 4-year drought that has depleted the water levels in the aquifer. The school’s well has run dry, and two new wells drilled nearby are drawing all the available water. This has resulted in a financial burden on the school, and has put the health and well-being of students and staff at risk from water-borne diseases. Read more here. Join others on April 27th at 8 a.m. to run/walk a 5K in the TrailMark neighborhood. Parking is limited so please plan on arriving early to park on neighborhood streets and walk to the start at Hogback Hill Park. HOA is asking if anyone has information on Hit and Run Crash
April 25, 2024 – Dear TrailMark Residents, Our HOA was informed of a hit and run yesterday, 4/24/24, at the traffic island located at South Holland and TrailMark Parkway, directly south of Hogback Hill Park. Our association suffered damage to our tree, irrigation system and landscape. A City of Littleton sign was also destroyed. If anyone has any information regarding the hit and run, please email president@trailmark.org. We hope that the responsible party will come forward and assume financial responsibility for the damage. Unfortunately, when folks purposely leave the scene of an accident and don’t admit their mistake, then all 799 homes in TrailMark are forced to pay for these damages to make the association whole again. Police are looking for a 2011-2017 dark colored, possibly black Infinity SUV, either a QX60, or QX80 with significant body damage to the front driver’s side (see photos below). Our HOA landscaper helped clean up the island debris today. Again, if any of you have credible information regarding this hit and run, please email president@trailmark.org. April 4, 2024 – Dear TrailMark Residents, On behalf of our HOA Board, I am pleased to announce that the TrailMark HOA Board of Directors has scheduled a Meet and Greet with Andrea Peters, our Littleton City Council Member for District 4. Andrea Peters has agreed to come visit with our TrailMark residents during a one hour meet and greet. Please mark your calendars for Wednesday, May 8th, 2024 from 6:00 p.m. until 7:00 p.m. We will be meeting on the 2nd floor in the library at Falcon Bluffs Middle School, located at 8449 S Garrison Street Littleton, CO 80128. All TrailMark residents are invited to attend. Light refreshments will be provided. A huge thank you goes out to Principal Tom Burns at Falcon Bluffs Middle School for allowing us to meet in the library that evening. We are very thankful for the accommodations that Mr. Burns extends to TrailMark. This is not an official HOA meeting, nor is it an official Littleton City Council Meeting. Periodically, City Council Members like to visit with their constituents to hear the concerns, accolades, and questions of the community. Our TrailMark HOA Board is excited to have secured this special meeting with Councilwoman Peters, so please take advantage of this great opportunity to come meet your City Council Member. Easter Egg Hunt was a smashing success
March 30, 2024 – Dear TrailMark Residents, One of the joys of being your HOA President is working with our HOA Board and Social Committee to volunteer at our annual Easter Egg Hunt. Hundreds of kids came out, and many parents, to hunt for 2,000 Easter Eggs and take some selfies with the Easter Bunny. By the way, all 3 golden eggs were found! Two of the golden eggs had a Starbucks gift card, and one golden egg had a grand prize of a custom gift basket from our local Starbucks at Chatfield and Wadsworth. A huge thank you to the Starbucks at Chatfield and Wadsworth for donating all the coffee and lemonade. All the extra coffee went to our local fire station #19. I provided the donuts and Easter eggs as a special token of my appreciation for all of the outstanding neighbors who make TrailMark such a special neighborhood. Events like this bring our community together so we can call it HOME. Thank you all for coming out to our annual Easter Egg Hunt. HOA President receives special phone call from the Easter Bunny
​March 23, 2024 – Dear TrailMark Residents, For those of you who have children, you may want to read this special announcement to your kids. This morning I received a very special phone call from the Easter Bunny!!  I was told that the Easter Bunny will be making a surprise appearance in TrailMark, at Hogback Hill Park, on Saturday, March 30th at 9:00 a.m. The Easter Bunny said that there will be 2,003 eggs covering the soccer field. 2,000 of the eggs will be candy filled eggs. 3 eggs will be special surprise eggs that will be hidden within the 2,000 eggs. WOW, won’t this year’s Easter Egg Hunt be fun? Families, please make sure your child has their own Easter Basket to round up all the eggs from the soccer field. Social Committee members will be on hand coordinating the Easter Egg Hunt to start at 9:00 a.m. sharp for kids of all ages. TrailMark Park Construction Update
March 22, 2024 – Good morning Ken, My name is Will Barringer, and I am the planner who will be managing the TrailMark Park Improvement Project on behalf of South Suburban. I wanted to provide you with an update on where we are in the design/construction process and the best way TrailMark residents can access information. South Suburban has completed the design and bidding phases of the project and have now moved into the construction phase. South Suburban has awarded a construction contract to Sabell’s Civil and Landscape to complete the project. The contractor (SCL) is scheduled to begin mobilizing the first week of April and have the project completed by the end of the summer. We are hoping to open sections of the park before then; however, the shelter is a 24-week lead item and will be installed last. South Suburban is also in the process of replacing the entire irrigation system within the park. The design is anticipated to be complete late spring and construction will begin mid-summer. We are hoping to integrate the playground construction project with irrigation project; however, it may be that the playground project is completed without sod having been installed. If this is the case, the areas intended to be sodded as part of the playground project would either receive erosion control blankets or hydro mulched until the irrigation system replacement project has been completed. Once the irrigation system replacement project is complete, those areas adjacent to the playground would then receive sod. New Landscaping Allowances Policy for TrailMark residents
March 20, 2024 – Dear TrailMark Residents, In the last two years, the Colorado state legislature has adopted new laws regarding landscaping in HOA communities. Our Design Review Committee (DRC) has always followed our covenants while reviewing homeowner’s requests to re-landscape their properties. To keep our policies current with the new state laws, our legal team advised the TrailMark HOA Board to update our Landscape Policy. As of March 20th, 2024, the TrailMark HOA Board has unanimously approved and adopted the new Landscaping Allowances Policy for all TrailMark homeowners when choosing to re-landscape their properties. All landscape projects need to be approved by the DRC by filling out a DRC Home Improvement Request Form (https://www.trailmark.org/uploads/1/4/2/0/142002170/hoa_home_improvement_request_yd_access_202303.pdf). Below is a copy of the new Landscaping Allowances Policy for TrailMark. Westwind Management Group will be sending copies of this newly adopted policy to all homeowners as this will now be enforceable from March 20th, 2024 forward. For clarification, this Landscaping Allowances Policy only pertains to the 659 single family homes, and not residents in Star Canyon. The Star Canyon patio homes and condos have their covenants governed by a separate HOA. Definition of Maintenance and Definition of Architectural Approval
March 16, 2024 – Dear TrailMark Residents, During the March 12th HOA Meeting, our last agenda item was titled, HOA 101 – Definition of Maintenance Items VS Definition of Architectural Approval. The Board took the time to explain what the difference is between a Maintenance Item to your home versus an Architectural Approval Item. We realize that not all homeowners are able to attend our HOA meetings. For those of you who were unable to attend our March HOA meeting, we’ve created two digital PDF copies: Definition of Maintenance, and Definition of Architectural Approval. We encourage you to share these documents with your neighbors. We will also post these permanently on the TrailMark website, www.trailmark.org.  Maintenance Items are items in which you as a homeowner are required to maintain for the upkeep of your home. Included in this document is a reference to homeowners, specifically pages 3, 4, and 5, that details which repairs do not require written DRC approval. The Architectural Approval document goes over the process of filling out a DRC Home Improvement Request form prior to beginning an improvement to the exterior of your home. Included in this document is a copy of the required DRC Home Improvement Request form that always needs to be submitted on all of your outdoor home improvements. This document will come in handy for many of the outdoor projects that you have planned for the upcoming warmer months. The Board will continue adding a new HOA 101 topic at each meeting in the future. Our hope is that our HOA 101 topics will better familiarize our residents with the rules, policies, and procedures of the HOA. HOA Snow Removal coming soon
March 15, 2024 – Dear TrailMark Residents, This afternoon, I received a phone call from Troy, one of the owners at LCS, which is our snow removal company. Unfortunately, the main person at LCS, who coordinates all of the calls and work orders for their snow removal, was rushed to the emergency room during this nasty storm yesterday. Troy apologized and said he was making personal phone calls to all of his HOA clients letting them know that no one has been forgotten. Troy expects his crew to be in TrailMark later today or tomorrow to clear all of our snow on the HOA portions. Troy’s employee is going to be ok and is recovering. Many Home Improvement Requests require a Property Plot Plan
​Many DRC (Design Review Committee) requests such as fence replacement/repair/painting, landscaping plans, driveway/walkway installation/replacement, etc., require a property plot plan. To assist the DRC with these reviews, detail your improvement on the plan including dimensions of the improvement. Improvements such as decks, patios, fire pits, outdoor kitchens, must also include the distance from the improvement to the side and rear property lines. Per the City of Littleton, plot plans for TrailMark addresses are available, over the counter, at the Building Department, 2255 W. Berry Ave., Littleton, CO 80120. (303) 795-3751. Hand-drawn plot plans are also accepted. All plot plans must be legible, easy to read, and well documented of the proposed improvement, including accurate dimensions.

Board appoints David Soule to TrailMark HOA Board of Directors
​March 13, 2024 – Dear TrailMark Residents, At the HOA Meeting on March 12th, 2024, the Board discussed Vice President Carole Brooks’ recent resignation as she has recently had to relocate outside of TrailMark. The Board thanked and praised all of the contributions and improvements that Carole Brooks brought to the Board during her Vice Presidency. The Board and TrailMark will miss Carole and her leadership. All of us in TrailMark wish Carole and her husband Paul good luck in their new home. Since Carole’s position was vacant, the Board had the option of leaving the position vacant or appointing a new board member. The Board unanimously approved appointing resident David Soule, a U.S. Navy Veteran, as the newest member of the TrailMark HOA Board. David attends all of our HOA meetings and graciously accepted our appointment. Thank you David! The Board acknowledged that it’s nice to have strong leaders who are eager to jump in, roll up their sleeves and help our community. David has previously been on an HOA Board in another community, and he also continues to volunteer with Jeffco Open Space. David even helped the TrailMark HOA in the meeting last night with an issue with Jeffco Open Space – he’s already tackling his volunteer work for TrailMark! In appointing David to the TrailMark HOA Board, the board members chose to juggle some positions within the Board. The parentheses after each board member’s name indicate when that board member’s term expires in November of that specified year. Permanent Light policy and Dangerous Dogs policy
adopted by the TrailMark HOA Board effective March 12, 2024. March 13, 2024 – Dear TrailMark Residents,Last night at the March 12th, 2024 HOA meeting, the Board adopted and executed two new policies for residents in TrailMark. Both of these policies are effective and enforceable as of March 12th, 2024. Westwind Management Group has assured the Board and residents attending the meeting last night that copies of these new policies will be mailed to all residents.The Board adopted and approved a Permanent Light Policy which will prohibit any type of permanent decorative or other special lighting to be installed on a home’s trim, roofline, soffit, or fascia of TrailMark homes. The Board also adopted and approved a Dangerous Dogs Policy, which mirrors the Colorado State Statute, Section 18-9-204.5, which prohibits Dangerous Dogs.In this article, we are including links to both new policies so that homeowners are aware of them. For transparency, our HOA legal team reviewed both policies and approved the legality and enforcement of both policies as well.The Board wishes to thank our DRC volunteer committee members for spending an enormous amount of time and research in developing and implementing the now Permanent Light Policy. As mentioned at the meeting, the Board has a fiduciary duty to preserve our community and the property values, and is happy to say that residents will not have to come home to homes that have permanent lights on 365 days a year as this type of lighting is strictly prohibited. Board works with Westwind on corrective actions for Security Camera and Seasonal Wreath violation notices
March 7, 2024 – Dear TrailMark Residents, Last week, we reported to you that Westwind Management had mistakenly sent out some courtesy violation notices to some homeowners regarding the installation of security cameras. Initially, our Board found out about these as homeowners began to contact the Board regarding these mistakes. I personally went and met with four of these homeowners who were affected by this issue. I assured each of them that our Board would make sure that these courtesy violation notices would be quickly corrected by Westwind. On Thursday, February 29th, the Board also found out through a few homeowners emailing the Board, that some other residents received courtesy notices of violation regarding seasonal wreaths on their front doors. Again, I personally met with two of these affected homeowners to witness one wreath was a Valentine’s Day wreath and one was an Easter wreath. Both of these residents were still in the window of the noted holidays, and neither was in violation per our guidelines. Late evening on Thursday, February 29th, I had a very long phone conversation with the Chief Operating Officer at Westwind and explained that our Board needed all of the security camera notices and seasonal wreath notices immediately corrected for our affected residents. The Board also asked for each affected homeowner to be contacted by Westwind with an email and/or letter explaining that the mistake had been corrected and no further action was required. On Monday, March 4th, I had a conversation with Brian TerHark, the owner of Westwind, regarding this mistake in sending out notices that were in fact not violations. On behalf of every resident, I asked for Westwind to mail a community wide apology and for Westwind to pay for the mailing. Brian not only agreed, but he took full ownership and emphasized that Westwind would quickly correct this matter. Brian deeply apologized and said that his company will not only notify the affected residents with a letter and/or email to be mailed to their homes, but would also send a letter and/or email to all 799 homes apologizing for their mistake. Brian also assured me that Westwind would meet with their entire covenant compliance team to make sure a mistake like this wouldn’t happen again. At noon today, I had a meeting with Westwind Management and learned that the apology letters will be mailed and/or emailed within the next two days. All residents who received security camera and/or wreath violation notices have been resolved and will not receive any fines. In the future, if any question should arise regarding a notice that you receive from Westwind, please email them at TrailMark@westwindmanagement.com, or call Westwind at 720-756-3187.  Westwind will quickly take care of any concerns or issues once they are reported. Again, thank you all for your patience in letting your Board work with Westwind in correcting these issues. A Letter from the HOA President regarding Security Camera Violation Notices
February 29, 2024 – Dear TrailMark Residents, Yesterday afternoon the HOA Board was made aware of a handful of residents who recently received a courtesy violation notice from Westwind Management pertaining to security cameras installed on your home. These notices were received at the end of February 2024. This is clearly a mistake and the Board has ordered Westwind to close each of those security camera notices and inform each homeowner that no further action is required. Installing security cameras on your home is one of the only items allowed without DRC approval. All other improvements to your home do require written DRC approval prior to beginning the improvement. DRC Approval is Not Required for these Routine Maintenance/Repair items ​If you received one of these security camera notices please email trailmark@westwindmanagement.com and politely ask them to withdraw the violation due to our TrailMark guidelines. Please know that the Board wants to assure all residents that we will work cooperatively with Westwind to make sure none of the security camera courtesy violation notices will receive any fines and will be corrected. ​Please report speeding in TrailMark to Littleton Police
​February 19, 2024 – Dear TrailMark Residents, Several residents have been complaining of teenagers speeding throughout TrailMark. Specifically, the speeding seems to be concentrated in the main arteries of TrailMark which include TrailMark Parkway, West Baden Drive, and South Johnson Street. We live in a very active community full of joggers, walkers, runners, bikers, and kids playing outside in the streets. Speeding through our neighborhood is extremely dangerous and we do not want to see anyone get hit or injured by a speeder. This kind of erratic driving is unacceptable! If you have a teenage driver, please have a discussion with him or her about safe and acceptable driving habits throughout our neighborhood. Encouraging your teenage driver to drive under the 30 mph speed limit would be a proactive way to keep your new driver safe and also keep fellow residents and wildlife safe. Littleton Police has fielded several speeding complaints here in TrailMark over the past six weeks. The posted speed limit is 30 mph in TrailMark and sometimes that feels too fast, especially with our eleven cross walks. Please slow down. If you observe, or witness a speeding car here in TrailMark, please report to Littleton Police at 303-794-1551. This is a community plea for neighbors to help save our neighborhood from becoming a race track. Enough is enough, our neighborhood will band together and report the speeders. The HOA Board has posted articles about speeding in the past. For the safety of all of us in TrailMark, please slow down, be a respectful driver, and quit speeding. We all want to make it home safely, and we can all do it without speeding. Fire Hydrants need clearance
To those who have fire hydrants in their yards… After a heavy snowstorm, fire hydrants throughout the neighborhood should be cleared 3 ft. around, so that if needed, firefighters wouldn’t have to spend time digging out before connecting their hoses. In an emergency, every second counts.

Christmas Tree drop-off
The following information was posted in TrailMark’s December 2022 newsletter and is subject to change. Again this year, Jefferson County Road & Bridge will be taking real Christmas trees for disposal. Here are the specifics: REAL CHRISTMAS TREES ONLY. Please, NO other materials or vegetation. Jefferson County residents ONLY. December 26th to the end of January. KINDLY NOTE: The Christmas trees must be CLEAN, and clear of anything that was not part of the natural tree. NO ornaments, tinsel, lights, bows, garlands, string, etc….. In other words, no attached items of any type – Just a clean tree. LOCATION/DIRECTIONS – 9509 W. Ute Ave., Littleton – Head south on Kipling Parkway Go under C-470 In one block, Kipling dead-ends into Ute Ave. Take a left. Head east on Ute Ave. (Google maps may say “Garrison.”) The gated entrance is immediately on the left, off Ute/Garrison.  Turn left/north, into the driveway. The Christmas tree drop-off location is immediately on your right/east (see photo), behind the “NO Dumping $1000 Fine” sign. Root & Renew Littleton’s Parks, Open Space & Trails Vision Plan (POST)
Community Meeting (virtual) – Thursday, January 25th, 5:30-6:30 pm. The previous City of Littleton Parks, Open Space, and Trails Master Plan was completed in 2016. Root & Renew is being undertaken to ensure that current population needs, which have shifted since 2016, as well as trends in parks and recreation (for example, a desire for more participation in outdoor adventure and alternative sports) are being met.

​Friendly Reminder From the HOA
​January 20, 2024 – Dear TrailMark Residents, The TrailMark HOA Board wanted to send each of you a friendly reminder regarding two time sensitive matters. First, all Quarter-one HOA assessments are due by January 30, 2024. Please remember the new quarterly assessment amount is $165, and no longer $135. If you accidentally mailed in only $135, then you still have ten more days to send in the additional $30 and avoid late fees. Our Board does not want to see anyone charged with late fees – so please make sure your $165 Quarter-one assessment is paid in full and on time. For additional help or guidance on paying your dues on time, please email trailmark@westwindmanagement.com. Secondly, the TrailMark HOA Board is sending a final friendly reminder to please unplug and remove all holiday lights and decorations by February 1st, 2024. Any holiday lights and displays that remain lit, or that remain in yards after February 1st, will be subject to our Covenant Enforcement policy. Exterior Home Improvement Projects
From the Design Review Committee (DRC) – HOMEOWNERS: Now is the perfect time to consider your spring and summer exterior home improvement projects – decks/patios, landscaping, painting, roofing, windows, driveways/walkways, etc.  As a gentle reminder, per Article 4 of TrailMark’s Declaration of Covenants, Conditions and Restrictions, Design Review Committee (DRC) review and approval is required for exterior property improvements, prior to project initiation.  Please submit your completed Home Improvement Request Form and all project planning documents to trailmark@westwindmanagement.com, or mail to: TrailMark Homeowners Association, Inc. c/o Westwind Management Group, LLC, 27 Inverness Drive East, Englewood, CO  80112. The DRC reviews requests the 1st and 3rd week of every month. To ensure that your project receives a timely review, complete requests must be received not later than 12:00 Noon the Friday prior to a scheduled DRC review week. Find the required forms, guidance, and contact information on the HOA website: trailmark.org/hoa-documents-forms/. TrailMark’s Philosophy: In accordance with our CCRs and TrailMark Design Guidelines, TrailMark’s planning and design philosophy is to maintain a consistent, quality design expression by maintaining the original high prairie and foothills environment.  By adhering to this philosophy, your request will receive a more expeditious review and approval. Republic Services Update
Republic is currently in the neighborhood! Updated Wednesday afternoon. Posted Tuesday evening: It’s time to bring your garbage and recycling bins inside. If your recycling was not picked up, please put your bin back out tomorrow morning at 7:00 am. Posted Tuesday morning: The recycling truck has broken down. Please leave both your trash and recycling at the curb until 7:00 pm. There is a chance that Republic will be able to pick up recycling today. If your recycling is not picked up by 7:00 tonight, please bring your recycle bin inside and put it back out tomorrow.

Permanent Outdoor String Lighting standard being proposed to HOA Board
​In response to homeowner inquiries regarding the installation of permanent outdoor lighting that is mounted along the home’s roofline, trim, soffit, or fascia, the Design Review Committee (DRC) conducted research on these systems, performed site visits in surrounding neighborhoods, and discussed the issue extensively. The following draft standard was developed and is being proposed to the HOA Board for their comment and decision. Permanent Outdoor String Lighting – The goal of the design standards is to balance homeowners’ enjoyment and improvement of their properties while considering the impact of those improvements on neighbors, the environment, and wildlife. TrailMark’s design is consistent quality and design expression throughout TrailMark’s boundaries. It is reflective of the original high prairie and foothills environment through a distinctive native prairie landscape design. Thus, our desired design is to be compatible with each other and with TrailMark’s unique setting, while avoiding adverse effects on neighbors, wildlife, and the natural environment. Definition: Permanent string lights:  Permanently installed lighting that consists of bulbs or lights permanently mounted on a home’s trim, roofline, soffit, or fascia, whether face-mounted, accent-mounted, or under-mounted, and whether used for holiday lighting, string lighting, wall-wash lighting, accent lighting, security lighting, or any other purpose. Permanent string lights, as defined above, are not permitted in TrailMark. Any outdoor lighting other than temporarily installed holiday lighting, regardless of type or use, requires DRC approval prior to installation. DRC approval for any outdoor lighting is conditional. If at any time outdoor lighting, even if previously approved by the DRC or HOA Board, becomes a nuisance to neighbors or otherwise detracts from TrailMark’s consistent quality or design expression, the DRC and/or the HOA Board may rescind approval, in whole or in part, and require removal or modification of the outdoor lighting.

Whether you’re new to the neighborhood or have lived here 20+ years, members of the TrailMark HOA will be on hand to assist homeowners with navigating paying quarterly assessments, understanding how to submit project applications to the Design Review Committee (DRC), and answering general questions. Feel free to bring your laptop if you’d like technology help in setting up your online HOA account. This is not an official HOA board event. It is our goal to provide these HOA 101 events on a quarterly basis. Light refreshments will be provided.
