Delinquent Notices
​December 19, 2022 – Dear TrailMark Residents, Some of you recently received delinquent notices regarding your HOA dues. As we’ve mentioned before on August 10th, 2022, the Colorado state legislature passed House Bill 1137 (https://leg.colorado.gov/sites/default/files/2022a_1137_signed.pdf​) which specifies that every HOA in Colorado must strictly follow this new state law. These are really cumbersome laws, but we are forced to comply. If your HOA account is past due, you will be notified in several different forms which include, a certified letter, a processor posting your notice to your residence, and either an email or a First Class letter in the USPS. Again, this is not a 4 Seasons or TrailMark HOA decision, this is a State of Colorado state law. Nearly a month ago, our HOA Treasurer published an article begging folks who have delinquent HOA accounts to please get your dues paid (https://www.trailmark.org/1-19-past-due-trailmark-assessments.html). At that time, 4 Seasons had alerted our Board that there were 80 accounts considered delinquent. Unpaid notices now carry a collection cost and a processor fee. We don’t want to see anyone have to pay these kind of fees so we encourage you to connect with 4 Seasons Management Company to make sure your account is not in delinquent status. Our Board doesn’t make these state laws, but we must adhere to them and follow them accordingly. We even had to change the TrailMark Collections policy back in August of 2022 in order to meet these requirements. If you’ve received a delinquent notice, please contact 4 Seasons Management Company to get your account in good standing. Board members do not have access to individual accounts, therefore contacting 4 Seasons Management would be your best option of correcting this issue. We recommend that you contact our HOA manager Chad Rohr at crohr@4shoa.com, and our Assistant HOA Manager Katie Madrid at kmadrid@4shoa.com. You can also reach them by phone at 303-952-4004 (https://www.trailmark.org/management-company.html). Chad and Katie will assist you in getting your account in compliance. Please understand that our Board is just as frustrated with this new state law as many of you are, too. The good news is our HOA attorney is working with another attorney to testify in front of the Colorado State legislature in 2023 against this new law. Our attorney recently asked me if I would agree to testifying on the impact that this law has caused our HOA and our residents. I gladly accepted his invitation and will definitely be speaking up for TrailMark residents when the time comes. Thank you to Santa from the HOA President
December 17, 2022 – Dear TrailMark Residents, On behalf of the entire HOA Board, we wish to salute and recognize one of our residents for sprinkling the joy of Christmas on our TrailMark children. Resident Greg Goggin, also known as Santa Claus, has heard the Christmas wishes of every TrailMark kiddo. From 4:30 p.m. to 8:00 p.m. on December 16th, 17th, and 18th, Santa Greg has been sitting in the frigid weather at the corner of South Everett Way and TrailMark Parkway so kids can go talk to Santa and experience the magic. Santa Greg even provided hot apple cider for guests.  Even cars who drove by and honked and waved received a loud…. “Ho, Ho, Ho, Merry Christmas,” from Santa Greg. It is truly a pleasure to post an article of residents who give back to their community like Santa Greg has done for TrailMark these past 5 years! It’s residents like you, Santa Greg, who inspire all of us to be the shining Christmas star that you are. TrailMark Holiday Lights Parade
​December 9, 2022 – Dear TrailMark Residents, The Board wishes to thank Lonnie Somers for organizing and being the master of ceremonies for the 3rd annual Holiday Lights Parade. Lonnie organized the entire parade and contest. Several cars followed Lonnie and toured the many festive decorations throughout TrailMark. Many of the cars were decorated just as nicely as many of the homes. Homeowners alike enjoyed the parade, the neighborhood, and the comradery amongst our neighbors. Thank you to all who participated by decorating your homes, your cars, or even waving at the cars as they drove by in the parade. Nothing like watching the excitement of Christmas in a child’s eyes – we saw it tonight!! TRAILMARK HOLIDAY LIGHTS PARADE & CONTEST
Friday, December 9th (deadline to enter your house is December 7th), 6:00 pm. Throughout TrailMark. JOIN THE PARADE! Join us for a car parade through the neighborhood to view TrailMark’s festive decorations! Line up along Holland Street, across from Hogback Hill Park, between 5:30 and 5:55 pm. A festive lead car will start the parade at 6:00 pm and lead us through a route that will hit as many decorations as possible. Please drive with your flashers on for safety, and so we all know who is part of the parade. The course is about 6 miles and we would estimate will take about an hour. This will be a lot of fun!!! Don’t forget to deck your cars with boughs of holly (& lights)! If you don’t want to drive the route, you can watch the cars go by along the route. THERE IS A CONTEST! A letter from the HOA President regarding Architectural (DRC) Reviews
​December 6, 2022 – Dear TrailMark Residents, Many of you have logged onto 4 Seasons Management Company’s new portal to set up your HOA account. Several of you have noticed a section that states there is a new $25 fee for submitting a DRC request. This is clearly a mistake. Our Board reported this to 4 Seasons when the new portal was revealed on November 28th. 4 Seasons is still trying to get this mistake corrected. Our HOA Board is very diligent in making sure that our residents are protected and informed of the details. When requesting to perform a project in your front or back yard, please continue to go to the TrailMark website and print out the Home Improvement Request form from our website. 4 Seasons transitioning to new bank
Client portals, assessment payment options to change. (Please keep in mind the next quarterly assessments are due January 1st, 2023. Call 303-952-4004 or email Hello@4shoa.com with any questions.) Dear Homeowners: We are excited to announce that we will be utilizing a new management software platform, AppFolio, effective December 1, 2022. We will also be transitioning our Banking relationship partner to Pacific Premier Bank effective December 1, 2022, as well! There will be some important changes during this transition that we want to make you aware of. HOW YOUR CURRENT CLIENT PORTAL WILL BE IMPACTED: Your current client portal through VMS will deactivate on 11/30/2022. Your current client portal through VMS will no longer accept payments after 11/15/2022. You will receive a welcome letter/email from AppFolio mid-November with instructions on how to log in to your NEW APPFOLIO client portal. HOW YOUR CURRENT PAYMENT REMITTANCE OPTIONS WILL BE IMPACTED: ALL of the existing payment methods you are currently using will deactivate on 11/15/2022. We will no longer be processing ACH in house payments, RevoPay payments (phone payment provider) or CIT Payments that are currently setup. The existing Lockbox will be shut down and no longer accepting payments as of 11/15/2022. (Payments already on their way will be forwarded to our office for 30 days after closure to be processed). You will want to cancel any existing payment methods you currently have setup through your personal online banking account and set up a new payment remittance with AppFolio/Pacific Premier Bank. There will be a NEW Denver based Lockbox Address to remit payments through. HOW WILL YOU PAY YOUR BILL GOING FORWARD? 2 OPTIONS TO CHOOSE FROM – 1. Log in to your NEW AppFolio client portal and initiate or setup: Recurring ACH, one-time ACH, e-check or credit card payments. *This portal will be available to activate as of 11/28. 2. Remit a physical or e-check to our NEW Lockbox Address that will be on the next billing statement you receive, late November. STEPS YOU NEED TO TAKE TO PREPARE FOR THIS TRANSITION: Cancel your existing payment method for your association dues by 11/15/2022. You will receive your statement for December 1st assessment billing the last week of November. This statement will provide the new Lockbox address if that is your preferred payment method. Important to note: The Lockbox will not be live or able to accept payments until 12/1/2022. If your assessment dues are billed quarterly/annually, you will still be able to setup your payment method through your AppFolio client portal as soon as you receive your welcome letter/email or visit our website the last week of November to access the new Lockbox address for check payments. We know transitions can be tricky and we will work closely with all of our valued clients during this time to ensure everyone is setup going forward to access their new client portals successfully and ensure their payment methods are established with our new partners as of December 1, 2022! SPECIAL MEETING FOR THE ORGANIZATION OF THE HOA BOARD OF DIRECTORS
Tuesday, November 29th, 6:00 pm via Zoom. On Tuesday, November 29th, at 6:00 p.m., our HOA Board will meet publicly on Zoom to organize the Board positions for the 2022-2023 year. This will be a very brief meeting determining who will be President, Vice President, Secretary, Treasurer, and Member at Large for the upcoming term. The meeting usually lasts about 10-15 minutes. Since this is only an organizational meeting of Board positions, this meeting will not have a public forum like other HOA meetings. We have two new Board Members from the 2022 Annual Meeting elections on November 8th. Ice Safety is Simple: Stay Off
By Einar Jensen, Risk Reduction Specialist, South Metro Fire Rescue. It’s a chilly winter morning and you are walking your dog, Annie, around the neighborhood. Suddenly the dog sees a goose on the ice on Fairview Reservoir, begins barking and pulls away from you. Midway to the goose, the ice breaks and Annie splashes into the water. Sound familiar? Your role, as a resident or bystander is simple. Stay off the ice and call 911. South Metro Fire Rescue’s firefighters are trained and equipped to rescue people and pets from icy lakes and ponds. You are not. You don’t have the training or the special equipment. If your dog runs onto the ice and falls in, stay on shore and call 911. If you see a person after they fell through the ice, call 911. An ice rescue has four deliberate stages: Self-Rescue: If you fall through the ice, find the ice edge where you fell in because it is the strongest. Put your elbows on the ice surface, kick your legs so they float behind you, kick harder to push yourself forward and climb onto ice. Once on the ice, roll on your side to safety. If you can’t kick hard enough to get onto the ice, your arms will freeze on the ice, which will keep your head above the water if you pass out from hypothermia or exhaustion. If someone else has fallen through the ice, coach them through a self-rescue while reminding them that help is on the way. Reach: When they arrive, firefighters will attempt to reach the person or animal with a branch, pole or ladder. Throw: If reaching doesn’t work, firefighters will throw a life ring, life vest, or rope to the person. Go: If needed, firefighters trained and equipped for ice rescue crawl onto the ice to rescue the person or animal. They have special protective suits and equipment, including a rope that connects them to rescuers who remain on shore. Although a sheet of ice may appear strong, it often hides cracks, air pockets and weaker layers that can surprise even the most prepared among us. The best advice: Stay Off the Ice. If a person or animal falls in, call 911.

Report from the TMHOA Treasurer: Past Due TrailMark Assessments
The TrailMark HOA (TMHOA) Board has recently been advised by our Management Company, 4 Seasons Management Group (4SMG) that as of November 17, 2022, there are 80 TMHOA residents who have past due accounts for a total of $15,874.71. The TMHOA Board requested 4SMG send a friendly reminder letter in October to the account holders that were past due. The letter did not get the desired results. There are still 80 past due accounts. The Colorado Legislature passed an HOA law (HB 1137) in August 2022 that will now require our management company (4SMG) to take the following actions* for past due accounts: Prepare a Delinquency Notice (which includes a payment plan option) and Detailed Homeowner Ledger to send to the homeowner via: 1. First Class Mail AND Certified Mail, 2. Send a process server to physically post the notice on the property. *The fees associated with these actions (all billed to the homeowner’s account) are $75 First Delinquency Notice and the final cost for a process server +10%. The cost of collection could be approximately $100.00 and is to be billed to the homeowner’s account. The bottom line is that a past due account of say $135.00 requiring these actions will have approximately $100 added to the past due account to cover the cost of these (CO HB1137) mandated collection actions. Ideally, TMHOA Board and 4 Seasons Management Group would prefer to not send out any First  Delinquency Notices. However, the TMHOA budget to pay monthly and yearly expenses is based on all 799 residents paying their quarterly assessments. For example: The current past due total of $15,874.71 is approximately the amount necessary to pay for garbage collection for just one month. TMHOA needs to be able to pay for our garbage collection. CAC Projects for 2023
With the approved budget, CAC would like to share several of the projects that will be undertaken in 2023! Refresh the western wing fence area at Dover and TrailMark Parkway. The proposal will include removal of the rock and dead rose bushes and replacement with water lines (!), grasses and mulch. Cobble & boulders along the roadside, entrance to Dover. Where dead bushes and evergreens have been removed, river rock and boulders will be added (similar to the river rock in the medians). Refresh NW corner of Flower Way and TrailMark Parkway. This monument corner sits on a slope that doesn’t maintain the corner’s shape or any mulch. The bed will be redone and the corner will have some mulch but with a border of river rock to stabilize the area. Monument area redesign (approximately across from the fire station). Where there are existing tall grasses and boulders, some turf will be removed, and mulch will be added along with some river rock.

Important Notice from GFL about today’s Recycling pick-up
GFL just informed our HOA at 3:18 p.m. today that they may not finish picking up everyone’s recycle containers due to the bad weather from this morning. GFL is running behind because of this morning’s snow. GFL states that if your recycle container is not picked up by 7:00 pm tonight, please put it back inside for the night and then place it back outside tomorrow morning by 7:00 am so that their recycle trucks can finish their route tomorrow. Holiday Safety Tips from the Littleton Police
The holiday season can be one of the highest crime times of the year, please take the following precautions to ensure the safety of you and your family: Before You Shop – Avoid carrying a purse. Use a fanny pack or deep pockets in clothing to carry what you need. Avoid carrying large amounts of cash. Pay for purchases with a check, credit card, or debit card when possible. Be extremely careful using ATM machines. Use them in populated places and be constantly paying attention to what’s going on around you. Teach children to go to a store clerk or security guard and ask for help if they become separated. They should never go into the parking lot alone. While Shopping – If you have to carry a purse, carry it close to your body and always zipped. Do not put it in a shopping cart. Park strategically–close to the mall is optimum. Park in well-lit areas. Know exactly where you park your car. Make a mental note or write it down so you will know exactly where to go when you leave the mall. Leave the mall well before closing time. This way, there is greater assurance you will walk out with other people. There is safety in numbers. Avoid shopping until you are exhausted. You are more alert when you are less tired. When hurried or in a crowded shop, make sure you get all forms of I.D. and credit cards returned to you before leaving. Mall security can escort you to your car upon request if you have too many packages or if you are leaving the mall after closing. When leaving, be aware of your surroundings. When approaching your car look around, underneath and inside your car for anything suspicious. Hiding in the parking lot is a common practice for criminals and they will take you by surprise. When leaving, have your keys in your hand and ready to use. Keep your packages stored out of sight in the trunk of your car. At Home – Keep gifts hidden from view through outside windows. After opening gifts, break down cardboard boxes of expensive electronics and fancy stores and put them in plastic bags to hide the fact you have valuable items in your home. Be extra cautious about locking doors and windows when you leave your house or apartment, even for a few minutes. Be wary of solicitations for charitable donations. They may attempt to take advantage of people’s generosity during the holidays. Ask for identification, how donated funds are used, if contributions are tax deductible. If you are suspicious about their behavior contact the Arapahoe County Sheriff’s Office or your local law enforcement agency. Have a safe and happy Holiday Season

Welcome, new HOA Board!
On November 8th, during the 2022 Annual HOA Meeting, we once again achieved a full HOA Board of Directors. Ballots and proxies were mailed out to each home. All ballots were counted and certified the evening of the annual meeting. ​November 8, 2022 – Dear TrailMark Residents, Tonight during the 2022 Annual HOA Meeting, we are pleased to announce that we have a full HOA Board of Directors. As you all know, ballots and proxies were mailed out to each home. All ballots were counted and certified this evening. Ballots cast and counted this evening added Carole Brooks, Tonya Sloan, and Phil Kinney to the TrailMark HOA Board of Directors. Your 2023 HOA Board of Directors will be the following homeowners: Ken Colaizzi (2023), Bill Kuenning (2023), Carole Brooks (2024), Tonya Sloan (2024), Phil Kinney (2024). The year behind each Board Member’s name notes what year that Board Member’s term will end. This newly elected Board will be hosting a very brief Zoom meeting in the near future to publicly announce which Board member will be President, Vice President, Secretary, Treasurer, and Member at Large. Budget Ratification and HOA Board Elections ​6:30 pm, Fire Station 19 in TrailMark ​The 2022 Annual HOA Board Meeting is Tuesday, November 8th at 6:30 p.m. It will be held in person at Fire Station 19 in TrailMark. The annual meeting is held to ratify the 2023 HOA budget as well as present the Board of Director candidates for the HOA. There are three (3) positions open on the Board this year. If you are interested in running for the Board, please contact the property manager at 4 Seasons Management Group – https://www.trailmark.org/management-company.html. The HOA board election will take place at this meeting. According to our CCR’s, your current HOA dues must be paid in full in order for your vote to count. Please make sure your HOA dues are up to date. A mailing with the meeting notice, 2023 budget, and proxy has been sent out in mid-October. If you did not receive yours, please contact 4 Seasons. Hildebrand Ranch Park trail access proposal
​November 4, 2022. Dear TrailMark Residents, Thank you for your ongoing partnership keeping Hildebrand Ranch Park safe and accessible. The staff at Jefferson County Open Space values your input and is working to find a solution that addresses the safety issues and natural resource impacts associated with unofficial access points. We presented a plan at the September 13th HOA meeting and then collected input from residents through the end of September. The attendees of the meeting seemed to be largely opposed to making the access points official, but the subsequent emails were largely supportive, with 24 total emails, 20 in favor and 4 opposed. Based on your reactions to our first plan, we have created a new plan for your consideration and comment. As with the other plan, this is a proposal and not a final idea. It presents several ideas that may be accepted as a whole or in pieces. The most current proposal: Eliminates and permanently closes the current unofficial access farthest to the north. Provides 2 new official access points options – #1 located furthest from houses, and #2 in the location most used by residents to access the Black Bear Trail. Formalizes the current two-track road that runs along the west side of the neighborhood and is currently heavily used by the residents. Making this official would replace current JCOS maintenance access routes and eliminate further tracking into the park. It also presents a larger view of trails in the park and provides a shorter loop that is separate from the neighborhood but still accessible to residents. OR – Permanently close all access points along the west side of the neighborhood. This will require full cooperation of TrailMark residents and visitors.

Cambridge Utility Box Replaced
​November 2, 2022 – Dear TrailMark Residents, Our HOA Board is happy to report that after waiting 8 months, the utility box at West Cambridge Place was replaced today. A big thank you to Lumen Communications for helping TrailMark out with this necessary repair.  The new utility box looks fantastic! The daily persistence of our HOA Secretary, Bill Kuenning, is responsible for nudging Lumen into performing these utility box repairs. Thank you Bill for calling in the hundreds of service calls, and the un-countable hours you spent on the phone with Lumen’s customer service over the last 8 months. Bill never gave up on Lumen, and all of TrailMark is thankful for the beautiful new utility boxes. The Facts About Dog Poop – Dog Poop Doesn’t Biodegrade Like Wild Animal Poop – Because we feed our dogs food that’s different from the food wild animals eat, dog waste does not biodegrade quickly like wild animal waste. And due to the large number of pets in suburban neighborhoods and local parks, this hardy dog waste accumulates. Dog Poop Contains Harmful Bacteria, Parasites – Dog waste can contain harmful organisms like E coli, Giardia, Salmonella, roundworms, hookworms, and Cryptosporidium. These can be passed on to you or your pet and may cause health problems. Dog Waste Pollutes Groundwater, Water Bodies – Bacteria in dog waste can harm water quality in creeks and rivers and alter the ecosystems of these stream corridors. Humans who come in contact with creek water can also face health hazards. County Ordinances Require Cleanup – Jefferson County ordinances make “failure to clean up dog feces in public places” a petty offense with a fine of at least $30. Damaged Utility Boxes being replaced
​Many residents have emailed the HOA Board about two damaged utility boxes here in TrailMark, located at South Carr Way and TrailMark Parkway, and West Cambridge Place and TrailMark Parkway. Both of these damaged utility boxes belong to Lumen Communications, formerly known as CenturyLink Communications. Our HOA Board reported this damage back in March of 2022 when we noticed the discernible damage. The HOA secretary has been in weekly communications with Lumen since March about getting these two boxes repaired. The HOA Board is pleased to announce that Lumen Communications FINALLY replaced the damaged utility box located at South Carr Way and TrailMark Parkway today. We’ve been told that the other damaged utility box, located at West Cambridge Place and TrailMark Parkway, will be replaced in the near future. ​Regarding the additional Flock Signs that homeowners requested
​After the recent meeting with Littleton Police, the TrailMark HOA Board of Directors is underway in installing the additional signs that residents requested. Remember, the signs are an excellent deterrent to vandals and criminals who wish to prey on TrailMark. We all know that the only photos captured are the back license plates of cars entering and exiting TrailMark. A few signs have been installed, and a few more will be installed once they arrive. The Board wishes to have all the signs installed prior to Halloween. On a side note, residents have recently been reporting a suspicious white van with a refrigeration unit on top entering TrailMark in the wee-early hours on Saturday mornings to Littleton Police. We just found out from Littleton Police yesterday that they have investigated this van on the Flock cameras with the tips many of you have reported. The good news is Littleton Police has confirmed that this suspicious van on Saturday mornings is an established business delivering pre-packaged meal kits. The company only delivers the meals on Saturday mornings and the Flock system captured the plates every Saturday morning. Fortunately, this was a great example of the Flock cameras working for our residents. Please continue to report any suspicious activity to Littleton Police at 303-794-1551. (in alphabetical order) CAROLE BROOKS – Tell us about yourself: “I first fell in love with TrailMark in 2001 when purchasing a home-build through Shea. Years later, I moved out of the neighborhood only to return 3 years ago. In the interim, I served on the HOA board at my previous neighborhood and enjoyed helping my community. I hold a masters in counseling and a PhD in Christian counseling. I’ve had the honor of working with people of all ages and backgrounds as the owner of a private practice.” Why do you want to be on the Board of Directors? “TrailMark is such a wonderful and unique neighborhood. I love everything about it and would like to help keep it beautiful, safe, and enjoyable for generations to come. I work well with people of all backgrounds and views. I don’t have a ‘platform’ and I will stay subjective and respect the opinions of my neighbors.” PHIL KINNEY – Tell us about yourself: “We have lived in TrailMark for 20 years. My wife of 55 years and I are both retired and love our home and neighbors in TrailMark. I have graduated from West Point, served as an infantry officer in the U.S. Army, and had two other careers over the last 40 years. BS from West Point, MA Central Michigan, and MBA Duke University.” Why do you want to be on the Board of Directors? “I am currently on the Board and have served as the Treasurer for the last 21 months. I can continue to be a contributing member of the Board with all I have learned while serving as the Treasurer.” ROBERT PADILLA (withdrawn / no longer running). TONYA SLOAN – Tell us about yourself: “Professionally I am a meeting professional, planning small and large conferences and trade shows. This also translates as a project manager; I have a bachelor’s in business administration with a focus in marketing. Additionally, I hold an active real estate agent license, although it’s not my primary focus. I enjoy the outdoors and challenging my mental and physical abilities.” Why do you want to be on the Board of Directors? “We have lived in TrailMark for two years and I value the work that President Ken Colaizzi puts into the community. I currently sit on our townhouse board as acting secretary and architectural control. I know what it takes to participate on a board and would enjoy the opportunity to work with Ken Colaizzi and the other board members. It’s been brought to our attention that the management company published a typo on page one. Our HOA dues will remain at $135 per quarter. Also enclosed in that packet is a blue Proxy. Please return the blue Proxy ASAP by U.S. Mail, or hand deliver it to a marked Proxy box at 9946 W Baden Drive. It’s very important that we receive your Proxy. In this packet, you will also find a pink ballot to vote for your HOA Board Members. Please take the time to vote for 3 of the candidates. Only 3 seats on the Board are open for election. HOA Shed is completed and occupied
​October 16, 2022 – The TrailMark HOA Board is pleased to announce that we were finally able to move into our new shed yesterday. The shed stores property owned by the HOA and its committees. The new shed was built this summer west of the fire station. Since the HOA owns merely islands within TrailMark, we knew we couldn’t build a shed in the islands. We explored other alternative options to store our property other than renting from an offsite storage facility. Back in 2020, the HOA Board began researching if we would be able to build a shed for the HOA here in TrailMark. Fortunately, South Suburban Parks and Recreation gifted us the land just west of the fire station in order to build the shed. A big thank you also goes out to these entities outside of the TrailMark HOA for making this a reality: The City of Littleton for helping us with the building permit process and inspections, The TrailMark Metro District for cooperatively working with South Suburban Parks and Recreation for the exact location, and LCS, our HOA landscaper, for designing a nice driveway to load and unload our goods, and to South Metro Fire Department for offering to keep an eye on our shed 24/7/365. South Metro Fire also gave us their input to have us build the shed to look similar to their fire house to make folks think that the shed belongs to the fire station and alleviate possible vandals. Our Board also wishes to recognize and thank residents Sally Janssen and Mary Kreeger for getting this 2-1/2 year project completed once and for all. Both Sally and Mary were on the HOA Board back in 2020 and were gracious enough to still put in the numerous volunteer hours and dedication to get this project to the finish line. Sally and Mary did all the leg work with Tuff Shed, and were there for each inspection, and also coordinated the big move yesterday. The Common Area Committee has provided the Board with plans to plant shrubbery and trees to help screen the shed. This will be a phased process due to the cost and will begin in 2023. This is a big win-win for TrailMark. We no longer will have to fund a monthly offsite storage shed. In addition, our committee members will be able to conveniently load and unload materials right here in TrailMark. Finally, the Board would like to pat the following residents on the back for helping with the big move yesterday. Thank you to: Rick Handley, Sally Janssen, Mary Kreeger, Denny Kreeger, Ken Colaizzi, Laurel Konrad, Bretton Konrad, and Sandy Farish. Bretton was the best sweeper and heavy lifter of all of us. Light the Night for Fallen Firefighters

All of us in TrailMark are fortunate because we have a fire station here in our neighborhood. Many of us have no idea the sacrifices that these firefighters and their personal families undertake to keep all of us safe on a daily basis. The National Fallen Firefighters Foundation is asking citizens countrywide to light up our homes in red from October 2nd to October 9th in honor of all of the fallen firefighters. https://www.firehero.org/events/memorial-weekend/about/light-night-fallen-firefighters/ In honor of all of the fallen firefighters, and to pay respect to all of the firefighters who sacrifice their lives every day to keep us safe, please consider lighting up your house in red. ​HOA Annual Meeting – Tuesday, November 8
Save the date! November 8th, 2022 – TrailMark Residents, the annual TrailMark HOA Meeting and Budget Ratification Meeting will be held to discuss the budgets for 2023 on Tuesday, November 8th. The meeting begins at 6:30 pm, at Fire Station 19 in TrailMark. If you want to know where your taxes and fees are being spent and managed, please attend the meeting. Call for Proxies – To have a quorum (required for the HOA meeting) necessary for ratification we need representation by proxy of a minimum of 82 households! You will receive, in the mail, notice of this meeting with a proxy form. If you cannot attend the meeting please return your proxy. Every year the HOA struggles to get enough proxies back to meet the quorum requirements set forth in the Governing Documents. If a quorum is not reached, the meeting must be rescheduled and costs the HOA a lot of money as all of the items must be mailed again and additional meetings must be called. Please send back your proxy when you receive it in the mail. Be sure to indicate who you are assigning your proxy to. Do not leave the proxy blank. You may still complete the proxy for quorum only. This means that nobody gets to vote on your behalf, but that your proxy counts towards the quorum requirement for the meeting. If you would like to ensure someone votes on your behalf, you can either assign your vote to a Board member or to someone else in the community. Don’t leave it blank! If you think your neighbor already sent it, they probably didn’t! So please, if you are not going to attend the meeting, send your proxy back. Thank you! Call for Candidates – The Annual Meeting also means that Board elections are coming up. Please contact the Property Manager at 4 Seasons (https://www.trailmark.org/management-company.html) if you are interested in running for a position on the Board of Directors. More information about Board duties is included in the newsletter, and will be included with the items mailed to you and posted on the TrailMark website prior to the meeting. Election Season – As election season is upon us, it is time to remind TrailMark homeowners and residents of TrailMark’s signage rules: TrailMark Homeowners Association cannot prohibit the placement of political signs on property which is owned by a resident of the HOA or in the window of a unit. A political sign is defined as a sign that carries a message intended to influence the outcome of an election, including supporting or opposing the election of a candidate, the recall of a public official, or the passage of a ballot issue. Any political sign shall not be on display earlier than 45 days before an election and shall be removed no later than 7 days after an election. The political sign may be no larger than thirty-six by forty-eight inches in size. Each home or unit may only have one (1) sign per political office or ballot issue that is contested in an upcoming election. Please adhere to these rules to avoid a covenant violation. Common Questions about running for the Board of Directors for the TrailMark Homeowners Association
Q: What are my duties on the Board? A: The Board is responsible for maintaining and honoring the Declarations, Bylaws, and Design Review Guidelines of the community. The Board reviews/approves all contracts for work done in the common area. The Board receives emails from residents who voice concerns, complaints and/or ideas. The Board is responsible for holding homeowners accountable to the standards set in the covenants. The Board is responsible for the financial state of the Association in which they set dues, approve all invoices, and maintain a balanced budget. The Board is ultimately responsible for the trash contract, social events, maintenance and upkeep of Association property, and all things administrative (insurance, reserve study, etc.). Each Board member is assigned a committee for which they are the liaison between the Board and that committee. In this capacity, the Board member attends committee meetings and advises the Board on on-going committee activities. The Board currently meets every other month, in the odd number months, on the 2nd Tuesday at 7pm. Q: What are the qualifications for being on the Board? A: As outlined in the Association Bylaws: “A Director may be any natural person and need not be an Owner of a Lot within the Community Area; provided, however, that upon the expiration of the Declarant’s Control Period, at least a majority of the Directors shall be Owners…” It is important to keep in mind that the qualifications to be a Director and the qualifications to vote vary. To cast a vote for Association issues, the Lot for which the vote is being cast must be in good standing, that is, no outstanding fines or dues are allowed, in order to vote. Q: How much time does it take to be on the Board? A: Typically, Board members spend about 10-15 hours each week dealing with HOA items: emails; phone calls; visits from neighbors; reviewing and overseeing contracts; performing site visits; attending various meetings with agencies such as City of Littleton, JEFFCO, SSPR and/or fielding and responding to issues presented by these entities; provides guidance to our committees; etc. During the week when there is a Board meeting, the time spent on HOA issues is approximately 15-20 hours to facilitate meeting preparation and meeting attendance. Q: How long is my term on the Board? And are there term limits? A: Terms are 2-years in length. This is to ensure not all five Board members change at once, to allow consistency in governance. There are no term limits for how many times a person can sit on the Board.

From the Design Review Committee (DRC)
The DRC has been very busy over the summer, reviewing in excess of 170 requests since June, or 414 so far this year. The DRC reviews homeowner requests the 1st and 3rd week of every month, schedules permitting. Send all documentation to the management company at hello@4shoa.com. All complete requests should be received by the management company not later than 12:00 noon, the Friday prior to a scheduled review week. The DRC strives to return decisions to the management company within one week of the scheduled review. Painting: a.  Scanned and/or monitor representations have proven unreliable in determining whether a paint scheme is appropriate for the TrailMark community. In accordance with the Design Guidelines, physical paint color samples are required unless one selects pre-approved paint colors. TrailMark color schemes are posted on the HOA website under Documents and Forms at approvedpaintcolors_sw_201907.pdf (trailmark.org), or you may review the paint sample books which are available from our management company. Call 303-952-4004 or email to hello@4shoa.com. b.  At present, you may drop off paint chips at 9387 W Gibralter Place. Ensure that paint chips are in a sealed  envelope with the homeowner name and address on the outside. CAC report
The CAC (Common Area Committee) has finished all the medians and refurbished the front entrance! The north bed at the entrance received a makeover and looks much nicer! LCS removed 8 dead trees on various HOA properties this summer. A letter from the HOA President regarding the Recent Break-ins in TrailMark
September 21, 2022. Dear TrailMark Residents, On behalf of our entire HOA Board, we are saddened to hear that some of our residents were victims of car and garage break-ins on South Dudley Way overnight. Some other residents had reported to the Littleton Police and to the HOA Board that they were victims of the same kind of criminal activity on September 9th and 10th on South Field Way as well as South Flower Way. Fortunately, our Board has a great working relationship with Sergeant Jeff Wren with Littleton Police. Sergeant Wren has agreed to have a community meeting with TrailMark residents this coming Tuesday, September 27th from 7:00 – 8:00 p.m. on Zoom. Love Your Trails Day at the Audubon Nature Center at Chatfield

The Love Your Trails event is a way for local families to come together and give back to help with trail maintenance and clean-up. Update to Stolen Signs
September 2, 2022 – Dear TrailMark Residents, This afternoon, I’ve had two phone calls with Littleton Police regarding the stolen street signs at West Edenburg Place and South Independence Street from yesterday.  We have good news to report!  The street signs are now in the hands of Littleton Police and have been returned.  They actually have all 4 street signs from the fallen light pole. We also had some discussions with Xcel Energy today regarding the downed street light at West Edenburg and South Independence Street.  The fallen street light will be repaired soon – no specific date was given, but Xcel has assured our management company that we are a priority. In fact, we also have confirmation from Xcel Energy that they will be working cooperatively with the City of Littleton to inspect our light poles throughout TrailMark for stability and function.  Since the fallen street light is on HOA property, we’d like to politely remind residents to please stay away from the damage.  We don’t want anyone to get hurt.  We’ve also alerted our landscape company that they will need to mow around the fallen light pole until it’s properly repaired. West Edenburg Place street sign stolen
​​September 1, 2022 – Dear TrailMark Residents, Yesterday, at the southeast corner of West Edenburg Place and South Independence Street, a light pole fell over due to the strong winds. This morning I went out to the site of the damage and talked to a couple of the residents regarding the fallen street light. Unfortunately, the street signs were dismantled and removed from the fallen pole. First, I reported this to Xcel Energy and they will be fixing the fallen street light very soon. Second, I reported this to the City of Littleton Public Works Department at 8:35 a.m. Public Works advised me to leave the street signs at the fallen pole and their crew would come by when they could to collect the street signs that belong to the city. At 8:44 a.m., Public Works called me back and informed me that their crew wouldn’t be able to collect the signs until sometime tomorrow afternoon. Since Public Works wouldn’t be able to come to TrailMark until tomorrow, the Public Works employee asked if I would please collect the three fallen street signs and meet one of their employees to surrender the street signs. I agreed to help Public Works with this request. I quickly returned back to the location of the fallen street light and someone had stolen one of the West Edenburg Place street signs. If any resident within the vicinity of West Edenburg Place and South Independence Street has any camera footage or doorbell camera footage of the stolen street sign, would you please report it to Littleton Police at 303-794-1551? It’s really sad that within 9 minutes of reporting this incident someone thinks that the City of Littleton’s street sign belongs to them. These street signs are very necessary for emergency responders to find our homes. Also, stealing a street sign adds more expense to the tax payers within the City of Littleton because a new sign is going to need to be made. A police report has been filed and the Littleton Police are currently investigating. Again, if anyone has any credible information regarding this theft, please notify Littleton Police immediately at 303-794-1551. GFL update
GFL has a flyer of acceptable and unacceptable items. Reminder – As a safety measure and per HOA policy, trash/recycle containers are not permitted to be placed outside on Monday evenings. Littleton Police Officer receives Russ Oberlin Respect for Law award
​by Sheera Poelman, Public Information Officer, Littleton Police Department. Officer Austin Rodriguez has been awarded the Russ Oberlin Respect for Law Award. The Littleton Optimist Club annually recognizes individual members of local law enforcement agencies through this award for their service to the community, youth, and youth projects. Officer Rodriguez has been with the Littleton Police Department (LPD) for five years. Rodriguez, who affectionately goes by A-Rod amongst his peers, is married and has two small children. He attended Dakota Ridge High School where he was a multi-sport star before taking his skills to Mesa State University where he was a stand-out on their football team. In the past five years for the LPD, he has shown leadership skills and a willingness to learn. He is one of the department’s defensive tactics instructors, teaching handcuffing and ground fighting to patrol officers. He is also on the S.W.A.T. team, where he plays a valuable role tactically. Rodriguez is also in the process of becoming a department firearms instructor. For the past two years, he has been a School Resource Officer for Heritage High school. “Aside from being at the school to provide a safe environment for students and staff members, he serves as a mentor, counselor, protector, and a leader to all the students in the building. Austin embodies the Optimist Club’s values and mission of providing hope, a positive vision, and bringing out the best in the youth and community of Littleton,” said Littleton Police Chief Doug Stephens. Along with his many positive contacts with the students of Heritage, the school has recently reached out to him and asked if he would use his experience and the positive relationships he has built to assist with coaching the varsity football team. Rodriguez will also be one of the instructors for this summer’s Jr. Police Academy, a week-long academy for middle school kids. He will help lead them as the kids learn about arrest control, K9s, S.W.A.T., building searches, and fingerprints at crime scenes. Rodriguez has had a positive impact on the LPD and the students of the community. The original start of Optimist projects and programs began around 1911 in Buffalo, New York, by probation and juvenile officers concerned about delinquency. Optimist International is currently the fourth largest service organization in the world. The Littleton Optimist Club has been very active in the schools and communities in Littleton for over 50 years through youth programs and volunteerism.

TMMD Notice regarding Fairview Reservoir Fish Kill
Fairview Pond recently encountered a natural fish kill and was investigated by the TrailMark Metro District Aquatics Specialist and the Colorado Parks and Wildlife. Unfortunately, the cause has not been identified. If you wish to harvest fish that are caught, please inspect the fish for disease as it is recommended to not eat sick or diseased fish. Corn Maze event Canceled
August 14, 2022 – Dear TrailMark Residents, Due to the vandalism at the event last year (2021), the Corn Maze event has been canceled this year. We’ve been told that a 2022 contract will increase costs to cover potential vandalism and to protect their property. With the new increased costs, it will be far less expensive for families to attend the Corn Maze on their own time. Our Board regrets to have to relay these facts to you. CANCELED: KIDS’ BIKE RIDE
Sunday, August 14th, 9:00 am, TrailMark Park (playground). Rob Donovan will be leading a Kids’ Bike Ride through the trails of TrailMark. The kids’ bike ride starts at 9:00 am. Mr. Donovan requires helmets on all bike riders. Please be at the park a few minutes early. Helmets are mandatory! Only pedal bikes will be allowed on the bike ride. No scooters, or electric scooters permitted. This is a fun kids bike ride – not a race. This bike ride is designed for kids only. However, if parents would like to join the ride, you are more than welcome and encouraged. The ride will be approximately 60-90 minutes. Cold drinks will be provided for all bike riders at the end of the bike ride which will conclude at TrailMark Park. Kona Ice Back to School Party –
Celebrating an Awesome Summer and an Exciting School Year ahead! Littleton’s Community Safety Volunteers offer Vacation Checks among other things
There are flashing lights on their cars, they wear a uniform and they are out to help any and all in need, but they are not paid police officers. In fact, they are volunteers. The Community Safety Volunteer (CSV) program began in 2015 with a group of graduates from the Littleton Police Citizens Academy Alumni Association (LPCAAA). CSV’s perform a variety of duties including: patrolling areas with a high concentration of criminal activity, assisting officers by helping control traffic at accident scenes, waiting for tow trucks so officers can be freed up to handle calls for service, vacation checks of houses when the home owner is away, documenting new graffiti, assisting code enforcement with some code violations, and most importantly, serving as police department ambassadors to the community. If you would like a vacation check, email lpdcsv@littletongov.org. Here is a list of the information that is requested – Your name(s) and phone number(s) where you can be reached during your absence. Your address. The dates of your vacation. Will anyone be checking on the house while you’re gone and if so the CSV would like to know who that is in case their paths meet. Will there be any cars in the driveway, and describe them. Please alert your neighbors to the fact that the CSV will be checking your property while you’re gone so there are no surprises on their end. You may want to stop your mail (USPS.com) or have someone pick it up and the same goes for packages. Will there be any pets in the house or on the property? Do you want the CSV to check the back doors? If so, any gates should be left unlocked. Will there be any lights on automatic timers and which rooms? This is a lot of information, but it helps the CSV to be more efficient and aware of the surroundings in regards to your home. The CSV car doesn’t get out to patrol everyday—only when volunteers are available. When it does get out, the CSV will be checking on your home. Retired individuals typically go out during the day. Those who work other jobs usually go out after work, so the shifts vary every day. Sometimes the volunteers will be on your property in the dark and they will have their flashlights on. This is a great way to learn more about the police department that serves us. They usually have a class in the fall and spring. A Letter from the President about National Night Out
​August 2, 2022 – Dear TrailMark Residents, Thank you to all of you who attended the National Night Out event sponsored by Littleton Police at TrailMark Park. Several residents came out and enjoyed meeting the Littleton Police Officers who came to spend time with us this evening. Littleton Police provided free ice cream and water to our residents. Our HOA worked cooperatively with Littleton Police in organizing the two wonderful food trucks who cooked some great tacos from LB Tacos, and some great hot dogs from Slife’s Devil Dogs. On behalf of our entire HOA Board, I would like to extend a very sincere thank you to the Littleton Police for allowing all of the children who attended the opportunity to play in your police cars. There’s nothing that lights up your eyes more than watching a kid behind the wheel of the police car – pushing the siren button uncontrollably. Kids had a blast tonight getting to play in a real police car! Residents enjoyed getting to meet the Littleton Police Officers and thanked them for their hard work to our community. It was great to see that the police officers made the event fun for all – even if they arrested your HOA President! It was just a joke, but we sure had fun placing me under arrest tonight as I was the volunteer bad guy. Again, thank you to Littleton Police for spoiling our residents. LITTLETON POLICE HOST TRAILMARK NATIONAL NIGHT OUT

Drivers: Reminder to Stop when School Bus Lights are Flashing
As we start a new school year, we would like to remind residents that when the school bus lights are flashing RED, drivers must stop from every direction. Colorado law states: “You must stop your vehicle at least 20 feet before reaching a school bus that is stopped with its red lights flashing whether it is on your side of the road, the opposite side of the road, or at an intersection you are approaching. You must remain stopped until the flashing red lights are no longer operating. Watch carefully for children near the school bus and children crossing the roadway before proceeding.”

CAC Update
Your CAC has NEARLY accomplished its goals for 2022 by doing the following: Refurbishing two medians on Independence. Refurbishing the median at the entrance to TrailMark. Replacement of (almost)* all plants and freshly mulched in the north bed at our entrance. After doing a walk about with LCS, we are waiting for several bids from LCS for the following: Re-mulching all HOA beds along TrailMark Parkway, including monument corners and along the east side of Independence. Cost for dead tree removal and stump grinding along TrailMark Parkway and Independence. Cost for intense pruning/thinning out/removal and refurbishing all along TrailMark Parkway, several of the monument corners and along the east side of Independence. This project would include some replacement of shrubs but also the addition of some of the stone work similar to what has been done with the medians. Cost for eliminating some existing turf and replacing with mulch around grasses and boulders near the entrance. Once we receive the bids we will prioritize the projects and make 2023 budget proposals accordingly. We are hoping to be able to address some of these items with this year. We have also asked LCS to check the water flow in several areas (monument corners) so that the committee can refresh some monument plantings this fall or next spring. * Some of the plants that we wanted to use were sold out by the time we requested them, so we will add a few more this fall or, next spring.

Reserve a Spot in the Fall 2022 Littleton Police Citizen Academy

The Littleton Police Citizen Academy is a series of classes designed to give community members a peek into the inner workings of the Littleton Police Department (LPD). A diverse selection of topics is covered in an effort to give attendees an idea of what, why, and how the police operate. The Fall 2022 Citizen Academy will begin on Thursday, September 8. Each topic is taught by Littleton police officers or civilian staff members, each an expert in their field. Each instructor describes the functions of his/her position and is available to answer questions. Some of the classes also include practical exercises. Participation in demonstrations and exercises is voluntary. Additionally, each participant has a chance to ride along with a patrol officer and spend time in the communications center. Basketball Hoops in TrailMark
During these warm summer months, many families go outside and get some exercise and fun by playing basketball. The Board is aware that many homeowners have portable basketball hoops for their families. We wanted to remind homeowners of the Littleton City Code provision about basketball hoops and the TrailMark HOA basketball standard. We are not only including a copy of the standard, but we are also supplying some photos of what is PREFERRED, ALLOWED, and NOT ALLOWED. First, we’d like to provide the TrailMark HOA basketball hoop standard: b. Basketball Backboards. Basketball hoops shall only be allowed in front Lot areas if: (i) the backboard is installed on a separate free-standing post or pole and is set perpendicular to the street; (ii) is portable and can be removed from the driveway; or (iii) as otherwise approved by the Design Review Committee. No basketball backboards shall be attached to the garage or set facing the street. Portable basketball backboards do not need Design Review Committee approval, provided the following guidelines are met: 1. Portable units cannot be placed in the public right of ways, streets, or sidewalks. 2. Location must be at least half (1/2) of the length of the driveway away from the street. This location constitutes proper placement and the unit must be kept in this location or stored out of sight. 3. The location should not impede or obstruct the use of the garage or driveway and the unit must be leveled so that the unit is balanced and standing upright. Portable basketball units are to be moved with other personal belongings when a property changes ownership or residents. Second, we’d like to provide some examples and descriptions of what is PREFERRED, ALLOWED, and NOT ALLOWED. Picture #1, PREFERRED:  The guidelines require homeowners who wish to have a basketball hoop request and receive DRC approval (HOA Home Improvement Request Form) and install a permanent basketball hoop that is perpendicular to their driveway as pictured below. It should be installed on a separate free-standing post or pole. Permanent basketball hoops cannot be attached to the garage or set facing the street. A permanent basketball hoop doesn’t blow away in the wind, and is more aesthetically pleasing as a permanent structure. Picture #2, ALLOWED:  The guidelines allow homeowners to use portable basketball hoops on their own driveways – at least half of the length of the driveway away from the street. This location constitutes proper placement and the unit must be kept in this location or stored out of sight. The location should not impede or obstruct the use of the garage or driveway and the unit must be leveled so that the unit is balanced and standing upright.  Notice in this photo how the portable basketball hoop is away from the street and sidewalk, and not on the lawn. Picture #3, NOT ALLOWED: The Littleton City code and the TrailMark basketball standard clearly state that portable basketball hoops cannot be placed in the public right of ways, streets, or sidewalks. This is not only against the TrailMark HOA standard, but is enforced strictly by the City of Littleton Code Enforcement. Code Enforcement can be viewed here. City of Littleton Code Enforcement has the authority and will cite homeowners for this violation. The photo below shows basketball hoop placement that is prohibited by both the City of Littleton and the TrailMark HOA standard. Placing portable basketball hoops in the street and/or sidewalk is not allowed. Please remember that the standards and guidelines are written to not only keep homeowners safe, but to help maintain our property values. CANCELED: KIDS’ BIKE RIDE #2
The Rob Donovan Kids Bike Ride has been canceled. Unfortunately, Mr. Donovan is unable to make this event. A future Kids Bike Ride will be rescheduled in the future. Sunday, July 10th, 9:00 am, TrailMark Park. Rob Donovan will be leading a Kids’ Bike Ride through the trails of TrailMark. The kids’ bike ride starts at 9:00 am. Mr. Donovan requires helmets on all bike riders. Please be at the park a few minutes early. Helmets are mandatory! Only pedal bikes will be allowed on the bike ride. No scooters, or electric scooters permitted. This is a fun kids bike ride – not a race. This bike ride is designed for kids only. However, if parents would like to join the ride, you are more than welcome and encouraged. The ride will be approximately 60-90 minutes. Cold drinks will be provided for all bike riders at the end of the bike ride which will conclude at TrailMark Park. July 5, 2022 – Dear TrailMark Residents, I know many of you are aware that a bear was out posing for selfies today in TrailMark around lunch time. Our Board wanted to alert the community about the severity of the bears visiting our homes. We are including an article from the DOW on Bearproofing Your Home. Since many of you contacted the HOA Board, we have reported the sighting of this particular bear to the Colorado Division of Wildlife. The gentleman who took the report stated that they prefer homeowners to call them directly and report the first-hand experiences to the DOW. You can reach the Colorado Division of Wildlife at 303-291-7227. By reporting the sightings immediately, you can better help your neighbors and the bear. This is also a great time to remind everyone that these bears are really attracted to your trash. As our Board has always reported and posted, please do not put your trash out for pick up until the morning of trash day. With the exception of tomorrow, because of the 4th of July holiday, your trash should always be put out on Tuesday mornings, not Monday nights. Trash cans attract the bears. Thank you to all of you who were trying to alert each of us about the bear. We know each of you were trying to keep your neighbors safe and that is exceptional. Great turnout at the 4th of July Bike Parade
​July 4th, 2022 – Dear TrailMark Residents, Thank you to the hundreds who attended our annual 4th of July Kids Bike Parade today. Many families came out this morning to eat donuts, drink coffee, and cool down on some otter pops on this warm 4th of July. A big special thanks to the Littleton Police Department and South Metro Fire Department, specifically our Station #19 right here in TrailMark for leading our parade. The fire fighters and police officer even stayed around afterwards to encourage the little ones to someday be a first responder. What an inspiration!! Thank you to our Social Committee for decorating the park and setting up the face painters and bouncy houses. It was so fun seeing our neighbors come out and enjoy this festive holiday. Celebrating the 4th of July
The HOA Board wishes all homeowners and residents a Happy 4th of July, and to celebrate Independence Day safely and within the law. The following is provided as a courtesy to all: Fireworks in Littleton – TrailMark falls within the city limits of Littleton, therefore, the city rules apply. “The sale or use of fireworks in the city limits of Littleton is illegal. The city has a zero-tolerance policy and those who are found lighting or selling fireworks in the city, including firecrackers and sparklers, will be ticketed. If you see or hear fireworks, report it to the Littleton Police non-emergency number at 303-794-1551.” Read more here. Fireworks and Pets – Protect Your Pets: According to our animal control officers, more dogs get lost around July 4th than any other time of the year. Keep your pets properly confined to avoid escape due to fear of fireworks. Have your dog’s license and identification up to date so that, in the event your pet does escape, Animal Control can facilitate a quick return. Leave the Fireworks to the Professionals – Attend a public fireworks display. Check the local papers and/or websites for information about public celebrations in your area. TrailMark’s Active Flock Systems
The TrailMark Flock Vehicle License Plate Recognition Systems are now fully installed and working at the TrailMark exit and entrance. LAW ENFORCEMENT AUTHORIZATION – The Littleton Police Department has been authorized to search TrailMark’s Flock vehicle license plate data. Additional law enforcement agencies will be added immediately and in the future. BOARD FINAL FAMIARIZATION AND THEN LOCK-OUT – Kindly Note: The TrailMark Board of Directors is being further familiarized with TrailMark’s Flock systems. After that final “familiarization,” the Board will be locked out of the Flock systems. This lock-out includes the board’s administrator, who is only involved in the system setups and not with the license capture data. Consequently, after the board’s final familiarizations of the TrailMark Flock systems, only law enforcement agencies will have access to the Flock systems’ captured data. LICENSE DATA ONLY USEFUL TO LAW ENFORCEMENT: THEREFORE RESTRICTED – Additionally note: Even though the Flock vehicle license plate data is of no use to anyone but law enforcement agencies, the TrailMark Board of Directors believes it to be an important policy to restrict all Flock camera license plate data to law enforcement agency use, only. EXAMPLE: Here are two examples of vehicles’ Flock-captured images, to illustrate that only the rear ends of vehicles are captured. > RESIDENT VEHICLES’ SAFE LIST – Any and all TrailMark residents’ vehicles’ license plates can be placed on a Flock “SAFE LIST,” which is used by law enforcement to quickly ignore residents’ vehicles in their searches. By no means is it necessary to register your vehicle on the “safe list.” Doing so just keeps your vehicle’s license plate data from being entered into the data to be scanned—in case, for instance, there are attempts to locate stolen vehicles. In fact, in the “safe list” case, if your vehicle is stolen, it will NOT be in the 30-day scan-able license plate Flock data for law enforcement agencies to scan, for its location. Should you still wish to be on the TrailMark “safe list,” just email me (tm-flock-safe-list@trailmarkhoa.org) with the following information for any of your TrailMark vehicles: A. Email Subject line: “Safe List.” B. Congratulations, Zan
​by Sheera Poelman, Public Information Officer, Littleton Police Department. Littleton K9 Zan, a German Shepard from Slovakia, was born in 2014 and joined the Littleton Police Department (LPD) in 2017. He proudly served the department, with his handler Officer Krista Dimock, for 5 years. On May 15, the Friends of Littleton K9 came together to host a retirement party for Zan. During his time with LPD, Zan completed many on-duty deployments, school drug searches, vehicle narcotics searches, and officer protection utilizations. Zan quickly gained the love and adoration of all LPD officers and was always a very welcome site at the department. In 2021 Zan retired when Officer Dimock was promoted to Sergeant. LPD wants to congratulate Zan and thank him for his service. LPD wishes him a happy retirement filled with plenty of lazy naps, chew toys, and love.

June 18, 2022 – Dear TrailMark Residents, We have had summer concerts for several years and they are a great way to bring our community together. We have 6 red signs that we post at the entrance and exit to the neighborhood to inform each of you to attend the upcoming concert. Two days ago, someone stole our 6 red signs announcing the concert on Father’s Day. Two young women in TrailMark came to our rescue. Sabrina Colaizzi and Darcy Jones spent their Saturday afternoon re-creating the signs advertising the concert. As of tonight, the girls’ signs are now proudly posted at the entrance and exit to TrailMark. 2022 Junior Police Academy
The Littleton Police Department (LPD) is hosting a free week-long Junior Police Academy June 13-17. A Letter from the President concerning Vandalism in TrailMark
June 12, 2022 – Dear TrailMark Residents, This afternoon, it was brought to the Board’s attention that some vandals had sprayed white graffiti on the bulletin board at Hogback Hill Park. I immediately reported this property damage to the owner of the bulletin board, South Suburban Parks and Recreation (SSPR). We realize that several residents are tired of looking at the graffiti as it is a stain on our beautiful community. After reporting this incident, I chose to return back to my house and look for some spare paint that was relatively close. I painted over the graffiti and Band-Aided the damage. My paint job will suffice until SSPR can come out and paint the bulletin board the correct color. We need residents to step up and help us keep TrailMark attractive and well kept. As a reminder, if you see vandalism taking place in TrailMark, please report it to Littleton Police at 303-794-1551. Vandalism occurring in TrailMark Park or Hogback Hill Park can be reported to the SSPR Ranger at 303-435-8227. Our Board urges each of you to help keep TrailMark pristine. Kidz Market garage sale contest winners
CONGRATULATIONS to the Kidz Market contest winners judged during the garage sale last weekend! The AMAZING secret shopper judges were Chris Weatherman and Brian Weatherman from the Weatherman Insurance Group at Allstate! Not surprisingly they had a very difficult time determining a winner so they instituted a few runner up categories. First Place went to the Kidz Market Plant sale which was located on Finland. This young man had some outstanding recommendations and advice on how big the tomatoes would be and how many fruits one could expect throughout the season. Impressive!! But each sale had something noteworthy and fabulous to offer and each was unique. We are soon to be a Flock Community!
The TrailMark Board of Directors is pleased to announce our recent vote to become a community participating in the national vehicle identification camera data network, known as “Flock.” In about eight weeks, or less, Flock will be installing two of their high-resolution day/night cameras on poles at the entrance and exit to TrailMark. These cameras will photograph and data-log every vehicle type, color and their license plate, which enters or exits our TrailMark. The photos and data generated will instantly be available to any law enforcement jurisdiction which logs into the Flock system network or puts out a search for known stolen or problem vehicles. Nefarious activities in TrailMark can be matched, by police, with vehicle or pedestrian activity within any time-frame. For instance, the Littleton Police Department will have full access to our real-time and stored data from the moment our Flock systems are installed. These cameras will be mounted on twelve-foot, black poles with identifying signs, and they will photograph and log data 24/7 to the cloud. All photographs and data are kept under Flock’s secure control and are never accessible by the public, the HOA, or businesses. Flock is a very progressive and serious, professional tool for law enforcement and never a social or business tool. All photos and data are erased in 30 days after acquisition, unless law enforcement has a special investigative need to save images/data. The Littleton Police Department is moving toward deploying Flock systems sometime in the future. In fact, they were the ones who introduced us to Flock. However, and importantly so, before the Littleton Police Department’s system deployments, they will have access to any Flock systems, like ours and any other Flock participant’s data and alerts, like Castle Rock’s Flock data systems. Residents will be able to register their vehicles and license plates as “Friendly” – in the Flock database, for TrailMark if residents choose to do so.  It is strictly optional and not mandatory. The Flock Systems, by the real-time and archived data that they generate for the Flock network of jurisdictions, have been shown a significant metric of reduced crime. For instance, Castle Rock has so much success with Flock’s influence on crime reduction that they got the Littleton Police Department’s attention. Along with our new, continuing, and already helpful, dialogues with the Littleton Police Department concerning desperate classic and progressive ways to make TrailMark safer, the Board is very excited about the Flock systems as part of our safer TrailMark initiative. South Suburban Parks & Recreation Playground Survey
Hi everyone, South Suburban Parks and Recreation invites you to provide input on the playground replacement project at TrailMark Park. The original playground was installed in 1999 and needs replacement due to age and condition. The proposed improvements include new playground equipment, upgrading the playground surface with poured-in-play safety surfacing, replacing the existing park benches and picnic tables, and improving existing concrete walkways. Coyote Alert from a TrailMark resident
I just wanted to share with those who live on the eastern side of TrailMark (near the Chatfield Botanic Gardens), and those who walk the open space in this area, that I have observed on several occasions a very bold coyote (I think it’s one but it could be multiple). I live on that side on the open space and have for 17 years. We hear the coyotes all the time and see them rarely. Lately though, I have seen one a lot in this area. Twice, one has come right up to my back fence and stood nose to nose with my dog through the hog wire. (Unfortunately, my dog doesn’t know he is small and isn’t smart enough to back down). I’ve seen a coyote multiple times lately walking along or close to the trail that runs along the edge of TrailMark, next to the Botanic Gardens, where so many people walk every day. This has been at all hours of the day, including broad daylight. I’ve seen one circling the nearby pond where the ducks are. It seems much more comfortable being closer to humans than I have ever observed before. In all these years, I’ve never seen coyotes so frequently or behaving so boldly around humans and pets. ​Know Grease, Know Fire: Preventing Oven Fires
​by Einar Jensen, Risk Reduction Specialist, South Metro Fire Rescue. In terms of cooking, grease refers to animal fats and vegetable oils. It oozes and splatters from food during the cooking process onto pans, racks, burners, and nearby surfaces. Grease that has been liberated from food is prime fuel for a fire. Heat from future cooking dries grease deposits and vaporizes it; if enough vaporized fuel, heat, and oxygen are present a fire can ignite. Ovens are built for containing most heat, but too much heat can overwhelm even the best insulation and damage equipment. It’s critical that oven owners clean their ovens. There are plenty of horror stories on the Internet about self-cleaning cycles malfunctioning, but there are other options. Mix 1/2 Cup of baking soda with water to create a paste. Spread the paste on all surfaces of the oven, but not the heating elements. Wait at least two hours and consider leaving it overnight. Using a spray bottle, apply a mixture of half water and half white vinegar to the paste in the oven. The resulting foam helps to remove food stains. After leaving that for another 30 minutes, use a rubber spatula (if necessary) and rag to remove the baking soda mixture. Finish by wiping everything with a damp cloth. Another option involves lemons. Cut five lemons in half, squeeze the juice into a baking tray and place the squeezed lemon ends in the tray as well. Bake at 450°F for 30 minutes. The steam will loosen the grease and grime. After the oven cools, use a damp cloth to wipe the surfaces clean. If a fire does start in your oven, keep the door closed and turn off the heat. Once the oven cools, you can clean the mess. If the fire escapes the oven, go outside and call 911. The ideal conclusion to this article would be “No Grease, No Fire,” but there are other potential fuels that can be found in and near ovens. Instead, we’ll settle for “No Grease, No Grease Fires.” For other safety information, visit www.southmetro.org and our agency’s social media channels.

From the Design Review Committee
Due to the recent storm, many trees in TrailMark have been damaged to the point where they need to be removed. The TrailMark Board and the Design Review Committee (DRC) acknowledge the tremendous cost and inconvenience that these damages represent to many in our community. In our ongoing efforts to respond to this situation, please note the following: Normally, the removal of any existing tree requires DRC approval. However, the “List of Routine Home Maintenance/Repairs not requiring DRC Review” permits the removal of dead trees without approval. We interpret this to include trees badly damaged by the storm that likely will not survive or that may pose a risk to people or property. These trees may be removed without prior approval. Front Yards are required to include a minimum of one tree and five shrubs under the Design Guidelines. Due to the current availability of live trees and the unexpected cost of the storm, homeowners who remove a front-yard tree due to storm damage will have one year to replace the tree. Planting a replacement tree does require DRC approval. When submitting your request, please include the type of tree and a plot plan of your yard showing the proposed location. The Design Guidelines (available below) include a list of recommended deciduous and evergreen trees that may be planted as a replacement. “DRC Approval is Not Required” list – https://www.trailmark.org/uploads/3/9/0/8/39089355/repairs_not_requiring_drc_review.pdf. Design Guidelines – https://www.trailmark.org/uploads/3/9/0/8/39089355/trailmark_design_guidelines_2002.pdf

Volunteer immediately needed at the Dumpsters
We need a volunteer to please come sit at the dumpsters and turn away people from throwing more tree debris into the dumpsters. We have a posted sign that says No More Dumping – FULL. However, residents have overflown our dumpsters. The trash company was not able to pick them up today. If the dumpsters are over-filled we may not only get charged extra, but GFL may not pick them up from TrailMark. We need help!!! Tree Dumpster DATE CHANGED to Tuesday, May 24th
​May 23, 2022 – Dear TrailMark Residents, Today, your HOA Board was able to negotiate and cooperatively agree for GFL to deliver the tree dumpsters earlier than originally posted. The 3 tree dumpsters will be now be delivered on TUESDAY, MAY 24th sometime between 7:00 a.m. – 11:00 a.m. GFL has to give us a four hour window because they are not 100% sure of what exact time they will be here. Once the dumpsters are here, you are welcome to dispose of your tree branches. Our Board would like to make some recommendations for dropping off your branches in the next couple days: 1. Please cut your branches up as much as you are able. Smaller branches compact better. 2. Please do not over-fill the dumpsters – We will get charged extra if they are over-filled. 3. Please do not dump your tree limbs outside of the dumpsters – We have no one to pick up the mess and we don’t want to litter our beautiful neighborhood. 5. A chipper will not be available for obvious liability reasons. 6. Please do not dump your branches prior to the dumpsters arriving. 7. Please consider your other neighbors who also have broken trees, and try to limit your load to one load (if possible). 8. Please be patient with one another, we all have damage and we’re all trying to dispose of our tree limbs. This is first come, first served. Once the three dumpsters are filled with broken tree branches, they will be hauled away. We will not be getting any other dumpsters, other than these three oversized dumpsters. Tree branch dumpsters in TrailMark this Wednesday (Please note: DATE CHANGED TO TUESDAY, MAY 24th) 
May 21, 2022 – Dear TrailMark Residents, Once again, our poor neighborhood was hit with a tragedy Spring storm last night. The Board realizes that there are several homeowners who have lost tree branches and their entire trees in some cases. The Board’s concern is that this coming Tuesday is our trash day. We don’t want to overwhelm our trash truck contractor with all of the broken trees limbs. Unfortunately, when storms like this happen, many folks don’t always cut their branches down to the requested size to dispose of properly. Unless you have cut up your branches into small pieces to fit within your GFL container, the trash company may not pick them up on Tuesday. That being said, the Board called our GFL trash representative this afternoon and worked out a plan for TrailMark’s broken tree branches. Our Board called an emergency vote to authorize the funds for 3 large dumpsters to be brought into TrailMark for our homeowners to dispose of their broken trees limbs. THESE THREE DUMPSTERS ARE FOR TREE BRANCHES ONLY!! GFL calls it green waste. The Board is trying really hard here to help all 799 residents and we respectfully ask that you please do not throw anything but tree branches into these dumpsters. This will be an honor system of branches only. Please do not leave your branches on the street or next to the dumpster because we have no one to clean up the mess. We need to help one another here. Homeowners will need to move their own tree branches to the dumpsters on their own. We also ask that if you hire a tree company to cut down your tree or limbs, then they should be hauling away and disposing of your tree debris and not into these dumpsters. This is for TrailMark homeowners only. GFL has promised to drop the three large dumpsters just to the South of 9975 W Baden Drive on Wednesday, May 25th (now Tuesday, May 24th). We have included a map to easily locate the dumpsters. The dumpsters will be taken away on Saturday, May 28th, or SOONER if they get filled before that. Curb Painting of House Numbers
​May 19, 2022 – Dear TrailMark Residents, The Board has been made aware of flyers circulating around TrailMark soliciting to paint your house number on the curb of your sidewalk. Currently, painting address numbers on the sidewalk is strictly prohibited in our TrailMark guidelines. We don’t want anyone to get a violation notice for something that is restricted at this time. We have asked our Design Review Committee (DRC) to look into the possibility of setting a standard to consider allowing painting address numbers on the curb in the near future. The Board and DRC are working cooperatively to set a standard that would be harmonious to TrailMark. We have also included the help of the City of Littleton Code Enforcement for their ideas as well. Please note that we have contacted the solicitor and asked the company to cease all painting of address numbers in TrailMark until we can put together a standard that will be consistent throughout our community. “Stamp Out Hunger” food drive Saturday, May 14th
​Every second Saturday in May, letter carriers in more than 10,000 cities and towns across America collect the goodness and compassion of their postal customers, who participate in the NALC Stamp Out Hunger National Food Drive — the largest one-day food drive in the nation. Led by letter carriers represented by the National Association of Letter Carriers (AFL-CIO), with help from rural letter carriers, other postal employees and other volunteers, the drive has delivered more than one billion pounds of food the past 25 years. Carriers collect non-perishable food donations left by mailboxes and in post offices and deliver them to local community food banks, pantries and shelters. Nearly 1,500 NALC branches in all 50 states, the District of Columbia, Puerto Rico, Guam and the Virgin Islands are involved. The United States Postal Service, National Association of Letter Carriers, National Rural Letter Carriers’ Association, AFL-CIO, United Way, Valassis, Valpak Direct Marketing Systems, CVS Health, Kellogg’s, and United Food and Commercial Workers International Union are all supporting this year’s Stamp Out Hunger food drive. To donate, just place a box or can of non-perishable food next to your mailbox before your letter carrier delivers mail on the second Saturday in May. The carrier will do the rest. The food is sorted, and delivered to an area food bank or pantry, where it is available for needy families. One in eight Americans face hunger every day in America. State Parks Pass voucher pick-up date May 7th
Pick up your voucher at Deahna Visscher’s home: 9831 S. Flower Ct, Littleton, CO 80127. IMPORTANT DETAILS: Vouchers are only for those whose payment has been received by the due date of April 23, 2022. Pick up for vouchers will be Saturday, May 7, 2022 from 9:00am to 12:00pm. Your purchase is for a voucher that you will redeem at the state park visitor center for your park pass. Vouchers can only be redeemed once. Vouchers are non-refundable. Vouchers cannot be replaced. Vouchers are not valid for entry to a park past the initial redeeming for park pass. Once the voucher is redeemed for an annual pass, the customer must adhere to the rules and regulations of that pass type. Vouchers will expire at the end of the month a year from the date of purchase. Example: a voucher purchased March 3, 2022 expires March 31, 2023. The pass, for which the voucher is exchanged, is valid until the end of the month a year after redemption. Example: a voucher was purchased March 3, 2022. It was redeemed May 1, 2022. The pass is valid until May 31, 2023. Detach the receipt from the voucher and keep it. Drivers: Reminder to Stop when School Bus Lights are Flashing
Although it’s near the end of the school year, we would like to remind residents that when the school bus lights are flashing red, drivers must stop from every direction. There have recently been a few close calls between cars and children in the crosswalk. Colorado law states: “You must stop your vehicle at least 20 feet before reaching a school bus that is stopped with its red lights flashing whether it is on your side of the road, the opposite side of the road, or at an intersection you are approaching. You must remain stopped until the flashing red lights are no longer operating. Watch carefully for children near the school bus and children crossing the roadway before proceeding.”

Vandalizing/playing in culverts a serious concern
May 2, 2022 – Dear TrailMark Residents, Over the past two days residents have reported to our HOA Board that people have been vandalizing and playing in culverts here in TrailMark. I’m including two photos of serious concern because of the damage involved and the possible danger to people playing near these structures. The manhole in the photo is on the south side of the Star Canyon condominiums, specifically South of 9816 W Freiburg Drive. The welded steel protective bar was removed by someone yesterday. Today, I met with a South Suburban Parks and Recreation Ranger to report the damage to this manhole property. Caution tape was installed to help keep people away from the manhole. The second picture is near the south side of the Beaver Pond (Fairview Reservoir Number 2), north of Star Canyon. This photo illustrates how people have removed the green steel cage covering the culvert. We’ve had reports of people walking, skateboarding, loitering, and smoking in the culverts. These culverts do not belong to the HOA, but are the property of the City of Littleton on South Suburban Parks and Recreation’s property. Littleton Police and South Suburban Parks and Recreation have been made aware of the recent vandalism to these culverts. The South Suburban Parks and Recreation Ranger mentioned that if you see people playing on or near the culverts, you are welcome to report the activity to their office 24/7, 365 days a year to 303-435-8227. Littleton Police can also be contacted at their non-emergency number which is 303-794-1551. These culverts are the great home to many snakes, ducks and other wildlife here in TrailMark. We really do not want to see anyone get injured or bit by a snake near these culverts. Playing in or near any culvert is very dangerous – please keep away! Our Board politely asks, would you please have a talk with your family about staying away from these culverts? We want our residents to be safe and free from danger! Lessons Learned: Homeowners, Renters should verify they’re Properly Insured
​by Einar Jensen, Risk Reduction Specialist, South Metro Fire Rescue. Homeowners who lost their homes in the Marshall, Cameron Peak, East Troublesome and other recent wildfires have learned tough lessons regarding their insurance policies. It’s essential that we also learn those lessons, preferably without having to lose a home. The cost to rebuild a house is not the same as the value of the house before the structure fire, wildfire, or other disaster. Two-thirds of wildfire victims in the U.S. are underinsured, according to United Policyholders, a homeowner’s insurance advocacy group. Today is a great day to fix that problem. The declarations page of your policy should identify the limit of what will be paid if you need to rebuild. Has that amount changed to reflect the mushrooming costs of home construction? Your policy may have extended replacement-cost coverage, but it’s optional. Colorado law requires insurance companies, when offering or renewing a policy, to offer extended replacement coverage of at least 20% above the limit of insurance in Coverage A. Will that total be enough to cover reconstruction of your home in your neighborhood? Another type of coverage is called Coverage B. It covers other structures on the property such as fencing, sheds, and detached garages. Make sure it has adjusted over time. Your policy may be based on “prevailing market rates,” according to the Colorado Department of Insurance, but who sets those rates and when were they set? The market value of a home includes the land under it and its location, but it doesn’t account for the costs of labor and materials. Those seemingly rise daily. Another optional type of coverage is law and ordinance coverage. It covers increased costs for demolition, construction, renovation, and repair associated with updates in building codes and other local requirements. To get reimbursed for your home’s contents, it’s best to provide your insurance company with a complete inventory of those contents. Colorado law requires insurance companies to cut a check for 30 percent of a homeowner’s total coverage without requiring any documentation, but that’s a significant loss for someone who lost her property in the fire. Providing documentation can increase the return on your insurance investment. Renters should also look at their coverage, particularly for personal property. This coverage helps reimburse you if personal belongings are stolen or destroyed by a fire or other covered peril. It can cover clothing, furniture, electronics, and other belongings. Common Area Committee Doings
This year your CAC has several projects in the works. The first one you will notice is a replanting of the north bed at the entrance to TrailMark. Committee members will reposition some of the existing plants first and then plant new perennials in the bed. The new plants that have been selected will require little moisture once they become established. We have our very own Pene Yerigan to thank for the beautiful design and planning of this bed. In June, LCS will complete the median renovations by updating medians on Independence and the west portion of the entrance median. CAC will also work to have tree stumps removed and dead trees replaced on medians. Long term goals include replacing the turf on medians with rock and earmarking shrubs/trees that need replacement within TrailMark property, these will be projects that are executed in phases. Update to 4 Seasons Management Company
​April 21, 2022 – Dear TrailMark Residents, Our HOA Board is pleased to announce that we are just a few days away from 4 Seasons Management Company taking over our management and covenant compliance contract. 4 Seasons Management Company begins our contract on May 1, 2022. We have been working with 4 Seasons to change all of our DRC forms to reflect their mailing address, and the email address that will be used to submit home improvement project applications. Our Communications director will be updating and posting the revised DRC forms on the TrailMark website (www.trailmark.org) on Monday, April 25th. It appears that most of the transitional items have successfully transferred from Worth Ross to 4 Seasons. All payments that you have made regarding your April assessments will also transfer from Worth Ross to 4 Seasons. Our Board is aware of a few homeowners who have had some trouble with their HOA accounts. Please save your receipts. 4 Seasons has assured our Board that they will work with each homeowner who alerts 4 Seasons or our HOA Board of any billing discrepancies. The Board has also requested that 4 Seasons not charge any late fees during the month of May – so we can assure each homeowner the opportunity to make sure that their April assessments were credited properly. Once 4 Seasons is fully set up on May 1st, they will be the best resource to ask questions regarding the status of your HOA accounts. Please watch your mailbox for an upcoming welcome letter from 4 Seasons Management Company. The letter will have your new account number and password. Effective at 5:30 p.m. on April 20, 2022, Jefferson County Sheriff Jeff Shrader implemented temporary Stage 1 Fire Restrictions for all lands in Unincorporated Jefferson County. Pursuant to the Annual Operating Plan regarding the implementation of Fire Restrictions and Fire Bans; and due to the continuing high fire danger condition within Jefferson County, Stage 1 Fire Restrictions are being enacted. This temporary Fire Ban becomes effective at 5:30 p.m. on April 20, 2022, and shall remain in effect until superseded or repealed. Easter Egg Hunt at Hogback Hill Park
The HOA Board wishes to thank our Social Committee for organizing and planning one of our best Easter Egg hunts ever orchestrated in TrailMark. Approximately 150 attendees found over 2000 candy stuffed eggs. The kids had so much fun today!! A special thanks goes out to Secure-All Company for donating the Easter Eggs and donuts. Thank you to residents Kaci Imus and Janet Weyhmiller, and the Chick-Fil A team at Kipling and C470 for delivering the chicken minis and coffee. Also, thank you to all of the Social Committee members who volunteered their time and dedication to make this event so successful! The biggest hit of the day was that each kid who attended was able to high five and take pictures with the Easter Bunny and Mr. Cow from Chick-Fil A. Thank you to the Easter Bunny and Mr. Cow for making each kid smile and truly enjoy this Easter tradition. GFL Garbage Truck Fire
​April 12, 2022 – Hello TrailMark Residents, I just spoke to our GFL Representative and it appears a resident threw something away that was combustible. Unfortunately, throwing away combustible rubbish caused the trash truck’s load to catch on fire. GFL mentioned to me that once the driver notices the load has combusted, they are ordered to dump the load as safely as they can, notify the fire department, and their supervisors. All of these procedures were safely performed. I’ve been told South Metro Fire, Station #19, safely put out the fire. GFL supervisors are on their way to clean up the situation. Reporting Nefarious Activities in TrailMark

The TrailMark Board of Directors recognizes that costly, risky, and dangerous criminal behaviors are likely increasing in our TrailMark Community, and we wish to find long-term solutions for their reduction and avoidance. To that safer and preemptive end, we previously announced that we will be working with the Littleton Police Department to develop some appropriate strategies, specifically for TrailMark. The first issue that we run into, whole exploring dangerous, and questionable activities, is that there are a lot of rumors/hearsay, concerning incidents, which are not documented, and are not reported to Littleton Police. If You, as TrailMark Residents, witness – and have direct evidence (not hearsay) of illegal, and/or nefarious activities here in TrailMark, please call the Littleton Police Department to report those problems and to share the direct evidence: video, damage, date/time….etc… In this way, TrailMark can work with Littleton Police to get a better understanding of the ifs, whats, whens and whys of the incidents which are occurring right here in TrailMark. This reporting will give a better foundation for our collaborative safety planning with Littleton Police. We are exploring ways to better respond to, mitigate, and proactively preempt unwanted, unsafe activities in our TrailMark Community. Currently, Residents report on social media, and to neighbors, that they have observed, and/or been the target of, suspicious behavior, vandalism, or theft in TrailMark. Unfortunately, the Littleton Police Department does not apparently hear about most of these incidents and have no concrete information to act upon, to differentiate hearsay from fact. However, now that we will be exploring ways to keep our Community safer – working with the Littleton Police Department, we need to discover the types of problematic incidents which are actually happening here in TrailMark. HOA Would Like to Thank LCS
On Friday, April 1st, our landscape contractor LCS came out to TrailMark and cleaned up our medians, bushes and trees. LCS did an excellent job cleaning up, trimming, raking up branches, and overall cleaning up all of our TrailMark HOA property. The Board sent a huge thank you to LCS expressing our gratitude. Update to Worth Ross Transition and Assessments
​April 2, 2022 – The Board would like to announce a change of termination date with Worth Ross Management Company. On April 1st, our Board mutually agreed with Worth Ross Management Company to terminate their contract as of April 1, 2022 instead of April 30, 2022. You will notice that the management company information on the TrailMark website has been deleted at this time. Since this termination is immediate, and it usually takes 30 days to complete the transition to our new company (4 Seasons), the Board will field the emails and respond as quickly as we can. If you need to reach the Board, you may email them at board@trailmarkhoa.org. Our HOA Board attorney has also graciously offered his assistance in this short term period with tasks that the management company usually handles like real estate requests. Otherwise, our Board is completely capable and willing to assist. Today, I was in touch with our new management company, 4 Seasons, to discuss the transition and these sudden changes. 4 Seasons will assume and begin our contract effective May 1, 2022. There is a small chance that if all of our documents are transitioned to 4 Seasons prior to May 1, 2022, we may be able to engage earlier. If this happens, we will make it known to all of TrailMark. Many of you have asked questions regarding your April assessments. The Board has reported that April assessments were mailed out late by Worth Ross Management Company. When your April assessment arrives, please follow the instructions to pay your assessment. Even though the envelope and payment says Worth Ross on it, please go ahead and pay it. All payments made to your account will transfer over to our new management company, 4 Seasons, which is standard practice in any management company transition. Please save your receipts in case there is any discrepancy down the road. The Board will be working diligently with 4 Seasons to organize our assessment records. We will also do our best to catch everyone up who has either not paid, or has sent in a late payment. The Board is committed to waive the late fees as we can during this transitional period. Eventually, all of this will work out in the end. Until May 1, 2022, please understand that your volunteer HOA Board will drive the ship during April and take care of our business as needed. TrailMark is our home and we want to make sure that each of you is taken care of and given the highest level of service that we can offer you. Vehicle/Equipment Trail Access requires Permission
Permission is needed to access the trails with vehicles or equipment. This permission is from South Suburban. There have been instances of trail damage, especially during times when trails are muddy. Even the contracted person who performs routine maintenance on the ponds must ask permission from South Suburban before accessing the trails. According to the Park Rules: No motorized vehicles are allowed on trails, walks, irrigated lawn areas or non-roadway areas unless required for District maintenance, District business or have been issued a permit allowing such use. TMMD Annual Update
Happy Spring – 2022. Here’s the annual update from the TrailMark Metro District (TMMD): FOR THOSE NEW TO THE NEIGHBORHOOD – What is the TrailMark Metro District? The TrailMark Metropolitan District (commonly referred to as “TMMD”) is a quasi-governmental entity and is a separate organization from the TrailMark Homeowners Association (HOA), a private organization. While the TMMD and HOA occasionally collaborate on some neighborhood issues, both organizations have their own Board of Directors and completely different purposes. The TMMD sets an annual mill levy for TrailMark property owners. As the District has no debt, taxes collected by the TMMD are primarily used to maintain the health and quality of the neighborhood’s ponds and reservoirs; for the annual painting of split rail fencing; for TMMD general operating costs. MILL LEVY (TAXES) – It was a reassessment year and the TrailMark Taxable Assessed Valuation rose which enabled the Board to lower the certified Tax Mill Levy to 2.25 mills for 2022, a decrease of .25 mill from 2021. One mill is equal to 1/1000 of a dollar of the property’s assessed value as determined by Jefferson County. TMMD BOARD ELECTION – The 2022 Board election was cancelled as there were not more candidates than openings on the Board. Wayne Lupton, Sandy Farish and Rick Handley were deemed re-elected to the Board until 2025.  Ray Hallquist is midway through his first term until the 2023 election. Leaving the Board is Cathy LaClair who served from 2010-2022. The Board would like to thank her for her service, specifically her commitment to the lowering of taxes in TrailMark while maintaining the quality of the community. RESERVOIRS AND PONDS – TrailMark has 2 reservoirs and 2 ponds for which TMMD is responsible. TMMD contracts a specialist to maintain the quality of the water and health of these water bodies. Maintenance includes things such as algae monitoring and treatment, debris removal from outlet areas and aeration system maintenance. Fairview #1 is the largest body of water and is meant to be enjoyed by the neighborhood – from the shore (no boating, swimming or skating). Water releases are required per legal water agreements but the water depth allows for fishing and is stocked yearly. Fairview #2 is a shallow reservoir and therefore not a healthy environment for fish. Both reservoirs have aeration systems to improve the water quality. Pond G (north of the ‘sledding’ hill) required outlet maintenance in 2020. Pond G was originally constructed to be a detention pond to slow TrailMark’s water run-off as it flows to the Denver Botanical Gardens. However, during the past few years there has been a significant buildup of silt at the outlet effectively making the operation of the outlet ineffective. As a result of the reduced flow of water through this outlet, the water level in the Pond increased to a level never anticipated in its construction. At the request of the City of Littleton to restore the function of the outlet and lower the water level to its original design, the TMMD contracted a company to remove this buildup of silt during the early part of 2020. Residents have noticed a permanent reduction in the water level of Pond G consistent with its original design and unfortunately an increase in smells and mud. Weather is the greatest factor in how the pond will be at any given time. FENCES – The annual painting of the common area 3-rail fence (split rail) will continue as it has in past years. This painting is broken into segments: Filings 1 & 5 painted one year, Filing 2 the next year, Filing 3 & Star Canyon the next, Filing 4 the last. The TMMD is responsible for the annual fence painting while the HOA is responsible for as needed fence maintenance and repairs; the TMMD and HOA cost-share for these responsibilities. This spring, Filing 4 will be painted by Gantner Painting with post and rail replacement by FenceUp. The painting crew will not need to enter yards but will instead shield your yard while painting the outside of the fence. The inside of the fence is the responsibility of the homeowner and may be painted according to TrailMark Design Guidelines. Gantner crews may offer homeowner painting with this filing. Homeowners must contract with Gantner directly and information will be provided to Filing 4 homeowners. Please remove any vegetation or items attached to the fence so the crews can do a thorough job. MANAGER CHANGE – Cathy Noon has managed the TMMD since 2009 when Community Resource Services was chosen to manage the District. As of April 1, 2022, Cathy will be retiring and Michelle Parker (mparker@crsofcolorado.com) will be taking over our community. The Board would like to thank Cathy for her time spent in TrailMark. HOA Board selects new Management Company
​March 31, 2022 – Dear TrailMark Residents, After careful consideration of the needs of the TrailMark community going forward, the HOA Board has decided to transition from Worth Ross Management Company to 4 Seasons Management Company effective May 1st, 2022. Although the Board hoped to avoid making another transition in management, we feel that 4 Seasons is better positioned to provide the services needed for TrailMark residents, our vendors, and the HOA Board. If you have received a recent April HOA assessment from Worth Ross Management Company, please remit payment immediately according to their instructions so your account gets credited properly. If you haven’t received your April assessment or you feel yours is incorrect, please contact Jenifer Reider at Worth Ross at jenifer.r@worthross.com. There will be no late fees imposed through April 30, 2022. The Board has unanimously chosen to terminate Worth Ross Management Company’s contract effective April 30th, 2022. 4 Seasons Management Company, located in Thornton, Colorado, will begin servicing TrailMark effective May 1st, 2022. Please be aware! Looks like fire season is upon us
​From South Metro Fire Rescue… Saturday, March 26, 2022 – On this beautiful Colorado day, SMFR crews have been busy. Starting just before 6 a.m., firefighters have responded to various unrelated small fires throughout the district. They have responded to a deck fire, a commercial structure fire, a multi-family structure fire, and most recently a vegetation fire. The quick responses from our firefighters kept these fires small and contained before they could extend and cause more damage. The various accidental causes of these fires varied from an improperly extinguished fire pit, an electrical malfunction in an HVAC unit, a cooking fire, and a spark from a lawnmower. This should remind our entire community that fires can happen to all of us. Please be vigilant and keep heat sources away from combustibles. Even a single spark or ember can be enough to start a fire. Stay safe!

Denver Botanic Gardens Chatfield Farms will host an open house on Saturday, March 26, from 1:00 to 3:00 p.m. to share highlights of a site master development plan. Letter from the President regarding Vandalism
​March 25, 2022 – Dear TrailMark Residents, The Board has been made aware of the recent vandalism in TrailMark. We announced during the March 10th HOA Meeting that the Board is working side by side with the Littleton Police on a new program that they are doing with some of the neighborhoods within the City of Littleton. This program is in the infant stages, but you will start to see more Littleton Police Officers patrolling our neighborhood at various times of the day. The Police Department is taking a proactive approach in working with Littleton neighborhoods. More details will be announced in the months to come during this exciting partnership with Littleton PD. Dave Brueggeman at South Suburban Parks and Recreation returned my phone call today. I had called him and the South Suburban Park Ranger yesterday to discuss the repeat vandalism to the porta potty at TrailMark Park. Dave told me today that the porta potty company assured SSPR that it will be serviced soon. Littleton Police reminded me to publish that if you see something, please report it immediately. The Board would like to give you some phone numbers to assist in reporting vandalism. If you see porta potties vandalized in either park or any vandalism to the park equipment, you can report that to: South Suburban Parks and Recreation Ranger at 303-435-8227, or Dave Brueggeman at 303-953-7628. Vandalism outside of our two parks, but within the confines of our neighborhood needs to be reported to Littleton Police at 303-794-1551, or 911 if it’s an emergency. Driving Classes are a Good Defense for an Inherently Distracting Activity

Although “distracted driving” remains a popular phrase and often is tied to cell phone usage, the act of driving is inherently distracting because of the hundreds of stimuli confronting drivers along every mile of roadway. “For those of us who aren’t brain surgeons,” author Tom Vanderbilt wrote in his 2008 book Traffic, “driving is probably the most complex everyday thing we do.” Researchers in Maryland found that a piece of information—signs, striping, curbs—was presented to drivers every two feet. A driver along that road would receive 1,320 items of information per minute at 30 mph. All those pieces of information are useful, but still distracting if a driver spends too much time pondering or interpreting them individually or collectively. New information also may cause the driver to forget information such as vehicles seen a few moments before in a mirror. “If, while driving, we were to really process every potential hazard, carefully analyze every motion and decision, and break down each maneuver into its component parts, we would quickly become overwhelmed,” said Vanderbilt. A good defense against overthinking each aspect of driving as well as focusing our attention on what matters is practice. Practice is best completed when the stakes are low such as in a classroom setting. The South Metro Safety Foundation, a non-profit arm of South Metro Fire Rescue, offers several classes for drivers of all ages to practice their skills and improve their safety: Adult/Senior Driving Skills is a 4-hour hands-on driving class, perfect for new Colorado residents, senior citizens, and all other adults aged 22 and older who would like to improve their ability to handle challenging winter driving situations. $60. The 4.5-hour Teen Driver Awareness Program allows teens to get their driving permit and provides parents an affordable driver’s education option. This class includes information in all areas of the learn-to-drive process, and coverage of material found on the DMV written test (taken at the DMV). Class also includes video driving simulations with a focus on safety. $80. Crash Avoidance Teen Driving Skills class prepares young drivers with either a permit or license between the ages of 15 and 22 for the road ahead. This 6.5-hour class provides young drivers with a practical driving experience to develop car control and defensive driving skills. $175. Teen drivers without driving violations can apply for a State Farm Scholarship to offset the costs of the Crash Avoidance Class. This program, is hosted by the South Metro Safety Foundation and South Metro Fire Rescue, is funded by a State Farm® grant. Here’s when bears will stop hibernating in Colorado

With the official start of spring less than a week away, it’s important to remember that Colorado’s healthy population of black bears will start getting more active as their hibernation period ends. Bears typically emerge from their dens in mid-March and will remain active until around November, according to Colorado Parks and Wildlife (CPW). In the coming weeks, as they begin to wake, the search for food is on. Contrary to the fierce predator’s reputation, 90 percent of a black bear’s diet consists of berries, fruits, nuts, plants, and grasses that grow naturally, CPW says. “Winter kill – deer, elk, moose or anything else that may fancy a bear’s taste buds – are also easy pickings. It’s an important time of the year for a bear as it begins the process of nourishing itself, continually gorging on food throughout the year in preparation for hibernation in the fall,” the National Parks Service said in a post on their website. Knowing how to safely react if you were to encounter a bear is important for anyone planning to explore bear country this season. “Most camp sites west of I-25 are in bear country. When bears learn that people have food, they routinely visit camp sites, picnic areas, and resorts in hopes of find­ing an easy meal,” CPW said on their website. Black bears are not typically aggressive toward humans, but can be if a food source is threatened or when they are in the presence of young. “If a bear comes into camp, try to chase it away. Yell, toss small stones in the direction of (not directly at) the bear, bang pots and pans, or blow your car horn, air horn, or whistle. Make sure the bear has an escape route,” CPW said. Bears are also likely to hear hikers and avoid popular trails, according to CPW. Still, hikers should make an effort to make their presence known. “Be alert at all times and leave your headphones at home. Be extra cautious at dawn and dusk, when the wind is in your face, visibility is limited, or you’re walking by a noisy stream. A firm clap or quick shout warns bears that humans are in the area,” the department said. Coloradans share space with some amazing wildlife. Being aware and respectful of them is the best way to make sure all are able to safely enjoy natural areas. A friendly reminder from the HOA: Please be vigilant – Keep your garbage cans locked up inside until the morning of garbage day. Repeat “visitors” may have to be put down by the city and we wouldn’t want that!

TrailMark Night at Skate City
The spring snowstorm didn’t stop our TrailMark residents from coming out to roller skate at Skate City. Several kids out-skated their parents and showed them how to speed skate. We have some fast roller skaters in TrailMark. Our HOA President Ken Colaizzi, and our Communications Director Linda Jagiello, also enjoyed roller skating with the kids. Thank you to our Social Committee for organizing a great indoor activity to help our community bond with each other.

HOA President gets a Response from SSPR regarding Bike Park
​March 10, 2022 – Hello Ken, As an update to Becky’s email from November 4, we have wrapped the TrailMark Neighborhood Survey into the 2022 District-wide Master Plan Update. South Suburban hired Design Workshop to perform this work. An online survey will be issued to the TrailMark Community in July, which will include general questions about the District-wide Master Plan and specific questions about the TrailMark Community’s desire for park and recreation improvements. There will be also questions about a bike park in TrailMark. Residents will have approximately 4 weeks to respond to survey. We are planning an in-person public input opportunity in July, likely as part of Littleton’s Meet, Greet and Eat event. No dates have been confirmed at this time. Public input will be complete in August and this aligns with South Suburban’s 2023 budget process. We will kick off public outreach on the 2022 TrailMark Park Site Plan by the end of April. Residents will be invited to share their preferences for the park and playground updates through a virtual public outreach process. There will be opportunities to provide additional public input after the initial outreach. The format and timing of future public input opportunities will depend on initial comments received. There is a $480,000 budget for improvements to TrailMark Park, funded equally by South Suburban and the City of Littleton. We anticipate a construction project starting in fall 2022. The playground needs be replaced due to age and condition. South Suburban has hired a surveyor to provide topographical and boundary surveys of the park, and there may be a surveying crew on site as early as next week. For the Master Plan, the TrailMark Community survey, and the TrailMark Park Site Plan, we will ask the HOA to provide information to TrailMark residents through your e-newsletter. Additionally, notices will be sent to those TrailMark residents who have provided us their email addresses and will be posted to our website (ssprd.org). TMMD / HOA Fences
Some residents have TMMD/HOA fences surrounding their back yards/front yards. The fences are split rail, with 6” x 6” posts (see picture included). Recently, the HOA has been made aware of homeowners dismantling these types of fences to perform work in their back yards. In each case reported, the homeowners did not have permission to dismantle the fence. In order to perform approved work in your back yard, which includes removing TMMD/HOA fencing, you must fill out a Yard Access Form, include a $1000 check for potential damages, and submit it to designreview@trailmarkhoa.org. When residents don’t follow these rules, and contractors and/or homeowners damage the TMMD/HOA fence, the members of our association have to pay for the damages that are left behind. Please understand that if this form is not submitted by homeowners, then you do not have permission to take down the TMMD/HOA fence, nor perform work over the fence. The HOA will strongly enforce damages to the TMMD/HOA fence. The HOA will be discussing this issue at the March 10th HOA meeting. Helping Yourself after a Fall
​by Einar Jensen, Risk Reduction Specialist, South Metro Fire Rescue. As our fire district’s population continues to grow–and age–our collective needs are changing. Over the last year, South Metro Fire Rescue’s Community Risk Reduction Bureau (CRRB) performed a strategic analysis of our services and found we needed to expand our educational outreach for older residents. In 2020, roughly 40% of SMFR’s Emergency Medical Services (EMS) calls were for patients aged 65 and older. Additionally, falls and lift assists were approximately 20% of the total EMS calls in the fire district. Nationwide, falls are a leading cause of death for people aged 65 and older, and more than half of patients who suffer a hip fracture never regain their previous level of independence/functioning. Clearly, falls can be devastating, but some falls don’t cause any physical injuries. You’ve Fallen; Now What? After a fall, assess your condition. Hopefully you remember why you fell: maybe you stumbled over the cat, slipped on ice, missed a step, or didn’t see the bump in the sidewalk. Do you feel pain anywhere? Do you see blood? Can you move all your joints? If you are able, roll onto your side and check your condition again to make sure that movement didn’t expose any injuries. Roll or scoot to a sturdy piece of furniture and use it to move into a kneeling position. Move into a kneeling position on your hands and knees. Do that self-assessment again. Take your time so your blood pressure can stabilize and you can prevent yourself from fainting. While kneeling, bring one leg forward and put that foot on the floor. Place your arms on the furniture and push up with your arms and legs so you can sit on the furniture. Self-assess and rest for a moment. Almost done. Finally, scoot to the edge of the furniture and lean so your nose is over your toes. Use your leg, core, and arm muscles to stand. Self-assess and rest. Congratulations, you self-lifted after a fall. Sometimes 911 is the Best Reaction – Some falls are worse than others. We definitely want you, a loved one, or a caregiver to call 911 if the person who fell meets any of the following conditions: She bonked her head. He feels neck or back pain. She is taking blood thinners. He fainted or fell for no apparent reason. When in doubt or you aren’t sure what to do, call 911. Our firefighters will respond promptly to take care of you. Starting this spring, SMFR and the South Metro Safety Foundation are offering new risk reduction programs for older adults and family members. Initiatives include: Monthly Safety Skills for Older Adults Class. Monthly Caring for Older Adults Class. Quarterly newsletter with classes, events, and resources for older adults. TMMD Board of Directors Election
Four Director positions will be open for election on May 3, 2022. Three 3-year terms and one 1-year term (due to an appointment). To qualify as a director, a person must be an “eligible elector” defined as a registered voter of Colorado and either: a resident of the District, or, the owner (or spouse or civil union partner of the owner) of taxable real or personal property situated in the District. Director qualifications must be met at the time of the execution of the self-nomination form or letter or at the time of appointment by the Board of Directors, if filling a vacancy, and must be maintained in order to remain qualified as a Director. Property that is owned by a legal entity such as a corporation, LLC, partnership, or trust does not qualify a person as an eligible elector on the basis of property ownership. Many Home Fires are Linked to Electrical Causes
​by Colleen Potton, Risk Reduction Specialist, South Metro Fire Rescue. Did you know that many of the home fires in South Metro Fire Rescue’s district are caused by faulty electrical outlets, frayed cords, or improper charging techniques? With all of our electronics, we need to ensure we use them safely to prevent fires and keep our families safe. Charging devices – As we charge our cell phones, tablets, and laptops, we should place them on a solid nonflammable surface. As those devices charge, they produce heat. If you charge your devices on your bed, couch, or other soft surface, air is unable to flow around the device. As a result, the soft surface and the charging device could heat enough to start a fire. Loose outlets – Do plugs fall out of your outlets? This is a clue that an electrical fire could be started inside of your wall. A loose outlet is a sign that your outlet is not making a solid connection with the rest of your power in your home. When electrical connections are not solid, sparks can be created starting a fire inside your wall. Quit using that outlet until you can have it replaced. Damaged electrical and extension cords – Are your cords showing signs of wear and tear? If you see electrical cords in your home that are fraying, pulling away from the plug, or the plastic has worn off enough that wires are showing, it is time for a new cord. Do not try to fix the cords; replace them. Outlets and power strips – Outlets and power strips can be overloaded. When you have multiple items plugged into one outlet, the outlet can pull more electricity than it was designed for. Plugging power strips into each other and plugging extension cords into power strips also directs too much electricity through one outlet. This situation can result in an electrical fire. The danger with this type of electrical fire is the fire may start behind the wall and go unnoticed until it has consumed much of the wall. Other helpful hints – Appliances need to be plugged directly into the wall. Large appliances like refrigerators require a lot of power and frequently cycle on and off, which can easily overload a power strip. Not all extension cords are the same. Some are not designed for use outside. Make sure the extension cord is designed for your needs. As a reminder, never put water on an electrical fire. Know how to turn off electricity to your home. Wildfire Mitigation resources
Einar Jensen, our Risk Reduction Specialist from South Metro Fire Rescue, is available to provide a home wildfire risk assessment for TrailMark residents. The assessment takes 20-30 minutes, is free, and provides you with recommendations, but not requirements, for modifying your landscaping or home. To schedule a home assessment, email Einar at einar.jensen@southmetro.org. As individuals conduct wildfire mitigation on personal property, a percentage of expenses may be subtracted from state taxable income. The details are outlined in §39-22-104(4)(n), Colorado Revised Statutes and www.taxcolorado.com, but the quick version is that the mitigation applies to vegetation rather than structural changes. The total amount of the subtraction may not exceed $2,500.

On February 13th some people were spotted on the ice on Fairview Reservoir. There are rule signs around the water warning to stay off the ice. The danger is real and it would be a tragedy to have someone or a pet harmed.

A Letter from the President regarding Snow Removal on TrailMark Streets
​February 3, 2022. Dear TrailMark Residents, Over the past month, our Board has taken many emails regarding the snow removal on the streets here in TrailMark. With the exception of the homeowners in Star Canyon, who have private streets, the snow removal on the streets is ultimately maintained by the City of Littleton. Unfortunately, the snow removal is not under the direction or authority of the HOA. The City of Littleton usually hires a subcontractor to plow and de-ice the streets here in TrailMark during the Winter season. Typically, the snow removal covers just the arteries of TrailMark which consist of TrailMark Parkway, West Baden Drive and South Johnson Street. The side streets and cul-de-sacs rarely get plowed and/or sanded. This morning, I spoke to a representative at the City of Littleton Public Works Department regarding the complaints that some of you have emailed our Board. Many of you have told us about icy streets, snow plows piling the snow onto your sidewalk multiple times, and streets that could use some extra help from the city snow plows. The City of Littleton is willing to listen and help us residents. Our HOA has a great relationship with the City of Littleton and we are trying to direct many of you to the right resource to get help regarding snow removal. If any of you have concerns regarding the snow removal on our city streets, please contact the City of Littleton Public Works Department at 303-795-3863. Fire Hydrants need clearance
To those who have fire hydrants in their yards… After a heavy snowstorm, fire hydrants throughout the neighborhood should be cleared 3 ft. around, so that if needed, firefighters wouldn’t have to spend time digging out before connecting their hoses. In an emergency, every second counts.

Six Lessons for All of Us from the Marshall Fire
​by Einar Jensen, Risk Reduction Specialist, South Metro Fire Rescue. Could a wildfire like the Marshall Fire occur in our fire district? Yes. And because it could occur here, it’s important that we consider lessons from that devastating wildfire and act on them. South Metro Fire Rescue’s Community Risk Reduction Bureau and its website are great sources for information on wildfire mitigation. Most property owners could benefit from the following mitigation tips: Remove dead leaves and needles from gutters regularly. Remove dead leaves and needles from the base of exterior walls and from under decking. Remove junipers from within 30 feet of any home, business, church or other structure. Mitigation is effective at protecting our families and property from low- and moderate-intensity wildfires. The Marshall Fire was pushed by hurricane-force winds with gusts exceeding 100 mph. Mitigation is not effective against high- and extreme-intensity wildfires. That is Lesson 1. Lesson 2:  When extreme wildfires are burning near or through neighborhoods, the only option is evacuation. Lesson 3:  It’s critical that residents register for their county’s reverse emergency notification systems. We have to opt-in to add our cell phones to the contact lists for pre-evacuation and evacuation alerts from the sheriff’s offices. Those alerts include information on the incident, its location, its predicted growth, and where evacuees should go. However, if you’re in a neighborhood or other area threatened by an approaching wildfire, you can evacuate before receiving an alert. Lesson 4:  All families need a neighborhood evacuation plan. It should identify a location in a different zip code where family members will meet if they are separated when an evacuation is ordered or become separated while evacuating. It also should consider options for children old enough to stay home alone on any other day, but not old enough to drive. Lesson 5:  We all need a family communications plan. As you are packing your car, you probably shouldn’t answer calls from concerned friends and family about the impending disaster. Instead, they should call a designated family member who will act as the family information officer. You can check-in when you’re able. Lesson 6:  Inventory your home now before an emergency occurs. That inventory will make your interactions with your insurance agent much easier. As you create the inventory, you’ll know if your insurance policy covers the proper value of the home and its contents. ​2022 Garage Sale Sponsorship
During the HOA Meeting on January 13, 2022, the Board announced that Lori Ross has been awarded the TrailMark Garage Sale sponsorship for 2022. To be fair, the HOA Board developed an application process and offered everyone the opportunity to apply. Applications and plans were due to the Board by January 1st. Lori Ross’ plan was unanimously approved by the Board and offers some refreshing ideas to include all of TrailMark. The garage sale is scheduled for Friday and Saturday, June 3rd and 4th. Please watch for more details from Lori Ross in the months to come. We will post information that Lori gives us on the TrailMark website. A Letter from the President about TrailMark’s Fire Evacuation Plan
​January 10, 2022 – Dear TrailMark Residents, The recent fires in Superior and Louisville were devastating for all of us to see and witness. As you know, TrailMark is surrounded by open space all around us – and many neighbors and residents have been wondering what we would do if this situation were to happen here in TrailMark. On January 3rd, I contacted Einar Jensen, the Risk Reduction Specialist for South Metro Fire Rescue, and asked him if he could assist our neighborhood in coming up with a fire mitigation plan for TrailMark. Einar was thrilled that our HOA asked for such a plan. Today, Einar has given us his 12-page TrailMark Mitigation Plan. Our HOA will post this TrailMark mitigation plan on our website as a resource. I have also included a link for you to click and print the 12-page document that Einar has outlined for TrailMark’s safety. In addition to reading and reviewing Einar’s TrailMark mitigation plan, Einar strongly suggests that each homeowner register for Jefferson County’s reverse emergency notifications system called Code Red. CAC Committee takes down Holiday Decorations
On Sunday, January 9th, the Common Area Committee (CAC) met at the front entrance at 10 a.m. to remove all of our holiday decorations. Approximately seven volunteers came out in the chilly January weather and removed the wreaths, holly and bows. All of the decorations are stored away until the next holiday season. Our HOA Board wishes to thank all of the volunteers on the CAC who decorated and took down the decorations this holiday season. It was beautiful as always! As we transition to a new management company, we hope that the following guidelines will be useful in making the assessment process easier. You may pay by mailed check once you receive your statement. Or, you can set up automatic payments through your bank. (Use the billing address on your payment coupon, and this phone number: (720) 588-3921). Or, you can set up automatic payments or make a one-time payment through CIT, the bank used by our association. To create a payment schedule online: Visit https://propertypay.cit.com/. Select “Sign up” to register. Create an account – enter your personal information, required property information (below) and create a username and password. Management ID: 3028,  Association ID: TMHA, Account Number: found on your mailed statement. After creating an account, you will be asked to log in using your new username and password. Enter the required payment information. If you choose credit card, there is a $4 service charge. If you choose bank account, there is no fee. Enter the details for your payment schedule – choose your start and end dates (or no end date). Start with one-time payment on the same date that you are filling out this form for the first time. This will cover the first quarter’s assessment. Add a schedule. Choose your payment method, “quarterly,” and “fixed amount.” ​Start date 04/01/2022. Paid Opportunity for Youth to Support COVID-19 Recovery
Jefferson County Public Health is recruiting youth ages 14-20 to join a countywide COVID-19 Recovery Youth Action Board. As part of a two-year project, this board will work with adult community partners to identify how we can better support youth mental and physical health and co-create solutions for youth COVID-19 recovery with local decision-makers.
